Watching, willing, and waiting seem to be the all important Ws in the property market right now, according to auctioneer John Quinn who has reported an extremely active few weeks mainly due to realistic purchase prices.

John Quinn and Co, located in St Augustine Street, has reported that there is still “a block of potential purchasers out there waiting and watching” for their chance to snap up new properties coming on to the market. These properties would have realistic reserve prices and accordingly, this has been reacted to by the purchasers who have done their homework and acquired the property at an attractive price very quickly.

“Only last week a property on the Western Distributor Road was on the market for less than six days and after four viewings a very satisfactory purchase price was obtained for same, which once again proves that if you have a fair and realistic asking price, the purchasers will respond and a sale will take place,” said Mr Quinn.

John Quinn and Co also reported two sales of three bedroom semi-detached residences in Cimin Mor, Cappagh Road. There was a sale of a two bedroom in Ros Ard which was only on the market for less than 10 days. A four-bedroom detached family home is ‘sale agreed’ at Burrenview Heights, Knocknacarra. Mr Quinn also confirmed that they have sold a four bedroom semi-detached residence in The Meadows, Ballybrit, along with properties at McDara Road, Shantalla, at Monivea Park, Ballybane, and on Renmore Road.

Auctions in Shantalla, Mervue, and Renmore have all proved to be successful in the last few weeks with vendors placing realistic prices on their properties. John Quinn and Co has reported a 100 per cent success rate in property for sale by public auction.

“Of course the key thing here is knowing what to auction and what not to, as not every property is suited to the auction room. So be very careful in this regard,” said Mr Quinn.

The market remains a difficult position from the seller’s point of view, however there has been a large number of viewings taking place which indicates that there are people out there who intend to purchase if the price is right.

“There are challenging times ahead, no doubt, but there is movement and buyers out there, and we know how to find them,” he said.
