Many homeowners are now opting to let rather than sell their properties due to the current conditions in the housing market, according to local auctioneer Yvonne Mullaney.
Ms Mullaney, managing director of Yvonne Mullaney executive sales and lettings, said that since the sale of properties has slowed down, many people who would normally have sold their homes have decided to rent their property until the market settles down. This has added a huge stock of rentals to an already overflowing market. The upshot of all of this oversupply is a demand by tenants for top quality rental property. Tenants are no longer willing to even look at properties which do not come up to their expectations. They have a wide range of properties to choose from and can hand pick from maybe 10 or 15 similar rentals. Tenants are also very aware of pricing in their preferred areas and if similar properties are up for rent with even a €50 differential, then the more expensive property will not even be viewed.
