O’Donnellan & Joyce achieves great prices for Galway city properties

O’Donnellan & Joyce auctioneers' Wild Atlantic Way auction last week recorded some of the strongest prices achieved in Galway city in recent years. Colm O’Donnellan of O’Donnellan and Joyce auctioneers said: "There was tremendous interest, particularly from investors locally and nationally, for properties within close proximity to NUIG and UHG, with over €3m of properties changing hands."

The auction was dominated by the sale of Galway city properties including No 25 Greenfields Road, Newcastle, a semidetached house of c1,320sq ft in a very popular residential development close to NUIG and UHG. Offering a large side entrance and rear garden, this property would make a beautiful family home. Externally, No 25 Greenfields benefits from off-street parking to the front with a wide side entrance and a large mature rear garden. Although the property is in need of some refurbishment, it offers huge potential. The bidding opened at €250,000 which was the AMV, going up in increments of €5,000 until the property was sold after 23 bids at €360,000.

Another property with a huge amount of interest was No 21 Lower Newcastle, a large semidetached home benefiting from its position on a corner site. The property was presented in good condition with approximately 117.45sq m throughout. This property offers off street parking to the rear. Its location, just a short stroll from Galway city centre, made No 21 Lower Newcastle an ideal purchase. With an opening bid at €390,000, after 10 bids the hammer fell at €430,000, with a very happy buyer.

No 193 Gort na Coiribe, Headford Road, had busy open viewings and a large number of interested parties. Situated in the popular Gort Na Coiribe development, this two bed first floor property offered an excellent opportunity for the purchaser to acquire a spacious apartment in excellent condition throughout. With ample living and sleeping areas, the property also benefits from a large private balcony, lift access, and security doors in a well-managed building. The bidding opened at €200,000 and after 16 bids the property sold for €262,000.

Next up was No 15 Tone Avenue, Mervue, an excellent mid-terrace home set in the popular residential neighbourhood of Mervue. Offering substantial living space throughout, the property is arranged over two floors offering three spacious bedrooms, a living room, fully tiled bathroom, and a kitchen with a beautiful classic range. No 15 Tone Avenue also offered an abundance of outside space, with approximately 20m depth to the front garden, with off-street parking and an even larger private rear garden. The property sold for €201,000 after great interest.

Seacote, Shangort, Knocknacarra, was a property which was full of history and had a fabulous previous owner. The house is in need of modernisation but offers excellent potential. An excellent opportunity to create a beautiful family home in a sought after location. With an opening bid of €250,000 if was not long until the hammer dropped at €275,000, to a delighted new owner.

Bothar Bui, Carraroe, Co Galway, a detached cottage style house on an elevated site just minutes from Tra an Doilin, was in need of total refurbishment but offered a lovely location. The bidding opened at the AMV of €35,000 and after much interest in the room the hammer fell after 23 bids at €78,000.

No 19 Rusheen Woods, Shangort Road, Knocknacarra, a wonderful large detached residence with everything on its doorstep, was withdrawn from the room but was sold shortly afterwards.

Lands at Ballynahown, Furbo, Co Galway, extending to approximately 22 acres in one large parcel, with extensive road frontage and a derelict dwelling in need of modernisation, also sold after the auction for €210,000.

Lands at Ochilmore, Laurencetown, Co Galway, amounting to circa 42 acres of good quality agricultural lands, saw huge interest from several bidders in the room. The bidding opened at €100,000 after 21 bids the lands sold for €172,000.

A substantial four bed detached home at Main Street, Craughwell, Co Galway, presented in excellent condition, was withdrawn from the auction room and sold after the auction.
