O’Donnellan and Joyce auctioneers' Wild Atlantic Way Christmas auction took place on Thursday last. There were properties on offer from all parts of the western seaboard from Donegal to Cork including Galway city and everywhere in between.
After a busy four weeks of advertising and open viewings it is not surprising there was a huge amount of interest shown from across the globe. There were also a large number of phone bidders, nationally and internationally, with phone bids throughout Ireland, the UK, Central Europe, and some as far as Australia, bidding on the wide selection of properties. There was exceptional value in the room on the day, including commercial properties in small rural towns being sold for €40,000 and a two bed apartment sold in Limerick city for €72,000.
The highlights of the day were in Galway city and suburbs. It is not surprising at this stage that Galway city properties, both residential and commercial, attracted a huge amount of interest from investors, first time buyers, and owner occupiers alike. Some of the Galway properties which showed a vast amount of interest included River View House, Oughterard, Galway; No 47 Maunsells Road, Galway; No 86 Claremont Park, Rahoon, Galway; and Commercial Units 1, 5, and 6 An Coirneal, Seapoint, Barna, Galway.

River View House, Oughterard, Galway
The auction got off to a great start with this gem. In need of modernisation, the property offered great potential throughout with approximately 149.57sq m of ample living space and sizable private gardens in an charming setting alongside Owenriff River on the edge of Oughterard village. Externally the property has the benefit of an abundance of private green space, in addition to two large garages suitable for parking and storage, along with ample space for off-street parking. This was an excellent opportunity to acquire a family home in an idyllic residential location in Oughterard. The property is within walking distance of all local amenities in Oughterard, while only 30 minutes from Galway city, and also benefits from all that Connemara has to offer. The bidding opened at €90,000 and after 19 bids the gavel fell at €174,000.
Units 1, 5, and 6 An Coirneal, Seapoint, Barna, Galway
These high profile commercial units situated in the heart of Barna village had excellent tenants in situ with a strong rental yield. The properties were initially offered individually, and there was exceptional bidding from all over the room and a number of phone bidders. The prices achieved individually were €140,000, €140,000, and €155,000 respectively. They were then offered collectively, and one private investor acquired all three for a collective price of €475,000.
No 86 Claremont Park, Circular Road, Rahoon, Galway
This three bedroom semidetached home is in the well established residential estate of Claremont Park in the Westside area of Galway city. Excellently located within close proximity of NUIG and UHG, the property also benefits from a host of local amenities and services, such as Westside shopping centre and playing fields, as well as local primary and secondary schools. No 86 Claremont Park offered approximately 83.42sq m of living space arranged over two floors. The property comprises an entrance hall, kitchen, and living room with feature fireplace on the ground floor, while the first floor offers three spacious bedrooms and fully fitted bathroom. Externally, the property offered off-street parking and a wide side entrance. No 86 Claremont Park would be an ideal first time buyer or family home in a friendly neighbourhood that avails of an abundance of amenities in an ever popular residential area of Galway city. Alternatively, the property could be considered as an ideal investment opportunity given the proximity to both NUIG and Galway city. The bidding opened at €170,000, after two bids it did not reach the reserve but sold outside the room for €180,000.
No 47 Maunsells Road, Galway
Exceptional four bed detached property located in one of the most desirable residential areas of Galway city. Situated just off Taylor's Hill, Maunsells Road is a distinguished address, well serviced with nearby amenities and local transport links allowing easy access to Galway city centre and other Galway locations. Ideally located close to several quality schools, both primary and secondary, it is also close to Salthill, NUIG, UHG and with walking distance of Galway's West End.
The bidding opened at €420,000; after four bids from the floor the property was withdrawn but sold outside the auction room on the day, having passed the reserve price.
Market Square, Gort, Galway
This was a wonderful corner retail unit with two units, one currently occupied by Print Shop and being sold with the tenant in place, while the other was vacant. Both units have the benefit of overhead accommodation which are currently vacant and are in need of refurbishment. To the rear of the building there are a further two townhouses, and a yard and large shed. The bidding opened at €80,000 with two bidders in the room and a phone bidder. After 19 bids in increments of €5,000 the property sold for €170,000 to a very happy successful bidder.
Apt 3C, First Floor, Block C, Station House, Clifden, Galway
This was a three bed ground floor townhouse in the Clifden Station House complex. Built over three floors, accommodation comprised an entrance hall, living room, and kitchen on the ground floor, with two bedrooms and a bathroom on the first floor, and an en suite bedroom on the top floor. Double glazed windows and electric storage heating. All amenities are on the doorstep. The bidding opened at €70,000, and after eight bids the property exceeded the reserve and sold for €88,000.
