Agree to sell

Certification required

As with all sales you will require a building energy rating certificate in order to offer your property for sale. APP Kirrane Auctioneering can advise you on a local assessor or can arrange this on your behalf.

It is also advisable at this point to ensure your local property tax has been paid, your water charges have been paid if you are on a local group water scheme, and the septic tank has been registered if applicable.

Appoint a solicitor

Offer accepted

APP Kirrane Auctioneering collects a booking deposit from the purchasers and issues sales advice notes to solicitors of the vendor and the purchaser. This deposit is fully refundable until contracts are signed. Solicitors will invite the vendor to sign unconditional contracts. These contracts are firstly signed by the purchaser and then countersigned by the vendor. The balance of the 10 per cent deposit is then paid by the purchaser. At this point the contract is binding.

Completion

The closing date will be agreed between the solicitors in conjunction with the requirements of the vendor and the purchaser. The remainder of the money, 90 per cent, will be transferred to the vendor's solicitor in exchange for the signed legal documents, and full ownership and occupation will be legally transferred to the purchaser on the agreed closing date.
