The shortage of quality properties being offered for sale in and around Galway city was highlighted once again last week with standing room only at Don Colleran’s auction.
The trend for the day was set with the sale of the first property in Pearse Avenue, Mervue, for €51,000 in excess of its AMV of €180,000. Bidding opened immediately on Pearse Avenue and with four different bidders it quickly exceeded €220,000 from which two bidders pursued this three bedroom terraced house before it eventually sold to a young woman at the back of the auction room for €231,000.
Next to sell was No 81 Sandyvale Lawn, Headford Road, a two bedroom semi backing onto a large park. Again there was considerable interest in this property prior to auction but initially it appeared to some there would be no bidding before Don Colleran assured the packed auction room that there were a number of buyers in the room. He was quickly proven correct as five bidders pursued No 81 before it eventually sold for €207,000.
Next to sell was No 81 Crestwood, Coolough Road, described by the auctioneer as one of the finest three bedroom semis in this area to be offered for sale for some time. Don Colleran was on familiar ground, having previously sold six houses in this small cul de sac, and his obvious enthusiasm about this house proved correct when a number of bidders pursued this home before it sold for €277,000, a new record for similar houses in this area.
The next property to sell was a large five bedroom detached bungalow on an elevated site at Truskey East, Barna, and once again as with all the other properties it exceeded its guide.
One property withdrawn and now for sale by private treaty is No 23 St Finbarr’s Terrace, Bohermore, an extended three bedroom terrace house in good condition. With a guide price of only €140,000 it is a must see property for first time buyers or investors as it is only a 10 minutes stroll from Eyre Square.
