Colleran auctioneers’ successful auction last week included properties in two of Galway’s most sought after locations — Salthill and The Claddagh.
No 74 Ocean Wave, Salthill, a magnificent three bedroom semi which had been extensively renovated less than five years ago, generated huge interest prior to auction with packed open viewings each Saturday. Bidding very quickly opened at the AMV of €330,000, and with six separate bidders pursuing the property the price quickly rose in increments of €5,000. On three separate occasions when it appeared the property was sold, Don Colleran delayed dropping his gavel to receive last second bids. Fifty three bids later Ocean Wave sold for €443,000, an incredible €100,000 more than the AMV, and the sale was greeted by a spontaneous round of applause from the packed auction room.
Included in the same auction was another property just off Salthill Promenade. No 2 Grattan Terrace, The Claddagh, is a charming three bedroom terraced house, lovingly maintained throughout and less than 100 metres from the seafront. Claddagh properties now have worldwide appeal with Don Colleran selling his last four Claddagh houses to buyers from England, France, Dubai, and America. The sale of No 2 Grattan Terrace was no different with two anxious bidders pursuing the property, one of whom had travelled from Scotland and another on the phone from Australia. After a tense five minutes of bidding the property eventually sold for €273,000.
Don Colleran reported that all his clients were very pleased with the prices achieved for their properties. Colleran is now taking entries for his next auction on May 26 which already includes Killeen House, Bushypark, a seven bedroom 1840 manor on 17 acres on the banks of the River Corrib.
