Commercial site available at Galway Harbour

Heskin auctioneers has introduced to the market a rare and exciting opportunity to acquire a commercial development site located at Galway Harbour. The property, which looks out on Galway Bay, measures circa 3,370sq m (36,275sq ft, circa 0.337 Ha ).

The site is located east of the existing commercial dock and is easily accessed off the Lough Atalia Road. To the north of the site is the building occupied by Bord Iascaigh Mhara, and beyond that is a car park consisting of 288 spaces owned by the Galway Harbour Company. To the south of the site is the RNLI boat house and Galway Harbour Board offices. The site is situated adjacent to the main entrance to the new docks. It is 10 minutes' walk (800m ) to Shop Street and nine minutes’ walk (700m ) to Eyre Square.

Under the current Galway City Development Plan 2011-2017 the zoning for the site is category CC - city centre uses described in the plan as: "to provide for city centre activities and particularly those which preserve the city centre as the dominant commercial area of the city.”

The section 11.2.7 land use zoning objectives of the plan refers to these lands specially as: "CC zoned lands at Inner Harbour, the council will consider the development of these lands for mixed use commercial development, including for recreation, retail ,and residential (equivalent to 30% of the total likely proposed floor area ) in accordance with the requirements set out under section 9.2.2."

In general for new development the maximum plot ratio permitted will be 2:1 for areas under CC city centre uses, which applies to this site.

In January of 2014 the Galway Harbour Company lodged an application to An Bord Pleanala for a significant development and extension of the Galway Docks to include new commercial quays and a deep water docking facility extending southwards, marina on the western side, reclamation of approximately 27 hectares from the foreshore and sea bed for harbour related business, fishing quays, slipway for a lifeboat station, and nautical centre on the eastern side, rail link to the new commercial quays, access roads, landscaping, and amenity areas.

The current owner of the site, Galway Bay Seafoods, is moving to a new premises. The site is being offered for sale by tender on March 10.
