O’Donnellan & Joyce prepares for its final auction of the year

O'Donnellan & Joyce auctioneers has announced its final property auction of the year which will be held on December 12. This will bring a record year for the volume of sales by the company to a conclusion.

According to Anne Harding, the auction co-ordinator for O'Donnellan & Joyce, this year has seen a record number of properties go under the auction hammer with the company recording 226 properties within the last year and achieving the highest percentage of sales of any company outside Dublin. Ms Harding said a large number of private individuals as well as financial institutions have chosen the auction process as the best process to bring the sale to a conclusion and to maximise the price and sale of the property.

“At O'Donnellan & Joyce we extensively advertise each property for five weeks prior to the auction, both online and in local and national media, in order to maximise the exposure of each property,” she added. “In conjunction with this intense media campaign, O'Donnellan & Joyce have all the properties open twice a week for open viewing. This means 10 viewings prior to the auction of the property and every property is open on a Saturday or Sunday in order to give people the opportunity to view at their ease. The five week campaign and multiple viewings allows the purchaser to satisfy themselves with all aspects of the property and this has resulted in every auction we have held throughout the last year being packed to capacity.

“This process is also very attractive for buyers as they realise that all the properties on offer can contain very attractive reserve prices which is the minimum price the seller is willing to accept. The main thing from a buyer’s point of view is the knowledge that having achieved the reserve price, the property is on the market to be sold and once the hammer falls, the seller and the buyer are obliged to proceed with the sale as the contracts are immediately signed and the 10 per cent deposit paid.”

This gives a great sense of comfort to both buyers and sellers, as sellers leave the auction room knowing that their property has been sold, and buyers leave knowing that they have acquired a property and the price cannot be changed. In addition the auction process is open and transparent where bidders can gauge the level of interest by those bidding against them for the property.
