Countdown to Colleran’s next auction

Colleran auctioneers will hold an auction at 3pm in the Victoria Hotel on Thursday July 17, and will be offering some strongly desired properties in the city centre.

The auction will appeal to anyone, from first time buyers to investors, to some looking for a large family home.

No 2 Sylvan Road is a large six bedroom detached property with real potential, located in the middle of a well-established residential estate, and is close to UCHG and NUIG. The property has direct access to local recreational facilities and amenities.

Very strong interest has been shown in the property over the last number of weeks, which has resulted in the increase of its AMV to €280,000 prior to auction. The last open viewing will be on Saturday from 12 noon to 1pm.

For the first time buyer or an investor with a smaller budget, both Emmet Avenue and Cookes Terrace will be of interest. Emmet Avenue is a three bedroom terraced house in Old Mervue, adjacent to shops and services, and many of Galway’s largest employers. It is in need of some refurbishment, which is refelcted in its AMV of €90,000. It has a wide open back garden which is in excess of 100ft deep, and offers room for an extension subject to planning. The last opening viewing will be held on Saturday, from 1.30pm to 2pm.

No 14 Cookes Terrace is an extended four bedroom terraced house less than a 10 minute walk from Eyre Square. The property was extended a number of years ago to include an additional ground floor bedroom with an en suite, designed for wheelchair access with wheelchair ramps at the front and back of the door. With an AMV of €95,000, the last open viewing will be on Saturday from 2.30pm to 3pm.

No 24 Davis Road, one of the finest houses for sale in Shantalla, has been totally renovated and now includes an additional self-contained one bedroom apartment to the rear of the property. Located at the rear of UCHG, it is a short walk from NUIG and the city centre, and is adjacent to two shopping centres, a church, and a school. The property would make an excellent family home or an excellent investment. With an AMV of €155,000, the last open viewing will be held on Saturday from 11am to 12 noon.

With smallholdings of good agricultural land close to the city centre with development potential being difficult to find, Colleran auctioneers has reported strong interest in land in Claregalway. Consisting of 3.619ha with considerable road frontage, this holding is situated only 200 yards off the Galway Monivea road, taking the first turn left after Greaney Glass when travelling out of the city. With an AMV of €90,000 and the potential for two sites subject to planning, this could make for a shrewd investment. Maps are available on request.
