DNG Maxwell Heaslip and Leonard produce top results at auction

Last Friday saw leading Galway estate agent DNG Maxwell Heaslip & Leonard build on its remarkable strike rate on the auction floor, with the first of its summer series of auctions in the Radisson Hotel.

On one of the warmest days of the year, the St Francis Street based agency brought nine lots to the auction floor with some remarkable prices achieved in an afternoon characterised by plenty of activity. The auction team in DNG Maxwell Heaslip & Leonard had put their usual hard work into the preparation of marketing the properties with large numbers turning out at the bi-weekly open viewings, and their efforts paid off with seven of the nine lots brought to market selling on the auction floor.

Head of the auction team, Alan Maxwell, said he was delighted with the afternoon’s results. “We make sure that we treat each property the same, with all of the auction team working equally hard on the marketing of all the properties we bring to the market, no matter what type of property or location, and that’s what sets us apart from other agents,” he said. “The payoff is seeing our ever expanding client base happy with the top results we achieve, week in and week out.

“While I’m thrilled with last Friday’s results and the performance of the team, we are already focused on our upcoming July 24 auction, with our most exciting line up of properties for some time being brought to the market,” Mr Maxwell added. “Our strategy of limiting our lot numbers, coupled with the ever growing success of our auctions, means those seeking to auction their property should talk to us sooner rather than later, to avoid being disappointed.”

The opening lot of Friday’s auction saw No 5 University Park, Newcastle, come to the floor with a guide price of €350,000. The bidding was slow to get going, but an opening bid of €310,000 saw auctioneer James Heaslip get in to action and after some intense bidding with three parties all vying to buy, the hammer eventually fell at an impressive figure of €395,000.

Lot number two was No 15 Emerson Avenue in Salthill, with this particular lot generating huge interest in the auction room. The opening bid of €340,000 was quickly eclipsed, and after five different bidders showed their hand this outstanding family home was eventually sold for an eye-catching figure of €445,000.

The third lot of the day was a four bedroom semidetached residence, No 21 Winfield Gardens on the Clybaun Road in Knocknacarra. Bidding was sharp to begin and, once again, the interested parties were quick to show their intent. Rising from the opening big of €220,000, the bidding eventually came to a close at €256,000 much to the satisfaction of both the vendor and the new owner.

Lot four was No 16 Leitir Bruce on the Ballymoneen Road, off the Western Distributor Road, which was unfortunately withdrawn before the auction and is currently off the market.

The fifth lot of the day was a parcel of land in Slieveroe, four miles from Headford town. Comprising almost 10 acres, the land was offered to the market with an AMV of €25,000. With bidding slow to start, it eventually got going with an opening bid of €18,000 and rose to see the final sale price reaching €28,500.

The afternoon’s sixth lot was No 5 Glenview House, a two bedroom apartment in the centre of Salthill. Being brought to the market with an attractive guide price of €98,000, auctioneer James Heaslip struggled to get an initial opening bid; however after some persistence a number of interested investors eventually got involved in the bidding and this excellent rental property was eventually knocked down for an impressive figure of €117,000.

The seventh lot of the proceedings was No 218 Castlepark in Ballybane on the eastern outskirts of Galway city. A terraced bungalow residence, this property was in need of renovation, and the lot saw two interested bidders slowly start off the bidding at €40,000, with a final bid of €50,000 securing the property for a shrewd buyer.

Lot eight saw a shopping centre in Corrandulla come the auction floor, and although many of the attendees had left to take advantage of the late afternoon fine weather, there were certainly enough bidders to ensure that interest levels were high. Guiding a price of €230,000 prior to the auction, auctioneer James Heaslip searched for an opening bid which eventually came at €210,000, and after numerous different punters made bids the shopping centre was eventually sold for the outstanding figure of €355,000 to rapturous applause from the astounded onlookers.

Of the two remaining lots, a large detached house in Corrandulla was withdrawn and is currently under offer, with the final lot of the day in Irishtown, Cross, Co Mayo, withdrawn with no offer, however it is the subject of a number of enquiries.

The team at DNG Maxwell Heaslip & Leonard are currently listing for both their upcoming July 24 auction and the first of the autumn series of auctions in September.
