Four savvy steps sellers take

It is important to choose both your solicitor and auctioneer with great care.

In relation to your solicitor, if you do not have a solicitor already, ask friends or family who have recently bought or sold a property for a recommendation, and ring and speak with the solicitor directly. Ask for a written fee notice, including all outlays and VAT. Also ask how proactive he/she intends to be on your behalf, and for an approximate time frame for the conveyance process.

Getting the right auctioneer is essential. Remember this will be a business relationship for up to six months. Invite two or three agents to value your property. Ask them to explain how they reached the valuation for your home. Ask them their marketing strategy, their follow up protocol with buyers — how do they deal with low offers, etc, there is a myriad of things that can go awry in a sale, even after the property becomes sale agreed. An auctioneer can make or break the sale of a property, so make sure you choose the right one.
