Martin Gohery has reported 100 per cent success in the sale of various properties that went under the hammer last Friday, November 8. Up for sale were four lots from the estate of the late Joseph O’Dea, a long time resident in The Weir in Kilcolgan, Co Galway.
The auction kicked off with Lot 1, a house in need of repair/complete renovation situated on a 0.76 acre site overlooking the beautiful weir in Kilcolgan.
Bids opened at €220,000 and soon reached the pre-auction guide of €250,000, in €10,000 increments, and continued with bids of €5,000 up to €265,000. It was then that the auctioneer brought his skills to the auction room by bringing the bidding in €1,000 bids from €265,000 up to the eventual sale price of €289,000.
This successful start was followed by lot 2, a plot of 3.2 acres at The Weir, Kilcolgan. This property opened at €20,000 and was bid up to the guide of €35,000 in €5,000 increments. The bidding came back to €1,000 and €2,000 increments and the hammer eventually came down at €47,000. This represented a price of €14,687 per acre.
Lot 3 comprised 13.9 acres located at Tyrone in Kilcolgan and included over half a mile of frontage to the shoreline of The Weir. Bidding started at €100,000 and progressed quickly to the guide of €10,000 per acre. The number of bidders was eventually brought down to just two, who brought the bidding up in €1,000 increments from €180,000 to the eventual sale price of €207,000. Considering there were at least 2.5 acres of this lot that were part of the shoreline, this actually represented a sale price of €18,000 per acre.
Closing out the auction was a small plot of c0.27 acre, which was fiercely contested between two parties and eventually sold for €27,000, representing a relative price of €108,000 per acre.
