International bidders at Colleran’s auction

A number of records were broken at Colleran auctioneers’ auction last week when all properties sold well in excess of their guide, with one buyer travelling more than 16,000km to secure the house of his dreams.

The first to sell was No 9 Quinn Terrace, a three bedroom end of terrace opposite Mervue Church. Although in need of a little attention, Don Colleran had reported a lot of interest in this property prior to the auction, and he was proven right when it exceeded its guide by €30,000.

Next to sell was No 66 Coogan Park, Newcastle, which once again highlighted the current unprecedented interest for properties close to hospital and university. Seven separate bidders pursued this house, resulting in it exceeding its guide by €45,000 before Don Colleran dropped his gavel at €125,000.

Dun na Mara Drive, Renmore, was the third property to sell, a three/four bedroom semi located on a nice, quiet, mature, cul de sac. This house was being pursued by families rather than investors because of the obvious attractions Renmore offers including its welcoming community, large number of parks and green areas, and local amenities including schools, shops, beaches, leisure centre, and church. Again, this property exceeded its guide price and sold for €170,000.

It was very obvious at this stage that most of the packed auction room had come to bid on the Claddagh property. Don Colleran has over the years established himself as a ‘go to’ auctioneer when selling in the Claddagh, and he could have filled the auction room with just this one Claddagh house alone, such was the interest he generated. Mr Colleran informed the packed auction room that there was huge international interest in this property with bidders from England, France, and Belgium represented in the room, and one bidder had even travelled all the way from Australia for the auction. Of all the properties auctioned, this was certainly the most tense. Bidding was initially very slow to open, but showing all his experience with the Claddagh, Don Colleran eventually got an opening bid of €160,000 before a rollercoaster ride where on many occasions it looked like the house was going to sell for €250,000, then €270,000, and then €290,000. On each occasion the auctioneer delayed dropping the gavel, sensing there was more in it, and was proven right when, 113 bids later, the Claddagh property sold for a record €313,000 on June 13 — lucky 13 for someone.

The tension of the Claddagh sale certainly spilled over to the next property, with the sale of a home in Rockbarton Court. This was a large, first floor, two bedroom apartment in a desirable location within a mature community of primarily owner occupied homes, which is unusual in most apartment developments. Described as something very special by the auctioneer, this quickly became apparent when 46 bids later the property was sold for €190,000.

In closing the auction, Don Colleran appealed to anyone thinking of selling in the areas where he had just sold to contact him, as it was obvious he had several under bidders for each property that were loan approved and ready to buy.
