Property Partners Maxwell Heaslip & Leonard launches spring auction

The first week in February is generally a busy one in the offices of Property Partners Maxwell Heaslip & Leonard as it marks the launch of the firm’s first auctions of the year. The first of this year’s spring auctions takes place on March 8 and sees a total of nine lots being brought to the auction floor.

“This is a really full auction due to the appetite of vendors to sell,” said auctioneer James Heaslip MIPAV. “We try to restrict the number of lots in our auctions so that we can ensure superior service and unrivalled attention is given to each lot, as our vendors deserve. Due to demand, our first auction features nine lots with a really interesting mix of properties that we feel will prove extremely successful on the auction floor.”

Tonabrocky, Rahoon

The first lot of the day sees an executor sale encompassing an old two-storey farmhouse and lands in Tonabrocky, Rahoon. This sale comprises five separate lots including the aforementioned house on c.4 acres (AMV €120,000 ); the remaining lots are made up of c11.89 acres of land (AMV €75,000 ), c14.6 acres of land (AMV €85,000 ), c0.3 acre with sheds (AMV €10,000 ), and c2.9 acres of land with approximately 124 acres of shared commonage (AMV €12,000 ). The house, on four acres, is in need of major renovation but already has a septic tank, which is a huge positive for anyone seeking a house to renovate and extend. The townland of Tonabrocky is a much sought after location which is close to the city centre and the remaining lots will appeal to those already living in the area and those looking to move to this popular location. The varying lots will ensure a mix of buyers and this promises to be an engaging segment of the auction. Viewings are by appointment and can be made by contacting the agents on 091 565261. Mary O'Malley of Russell & O'Malley solicitors in Moycullen will handle the carriage of sale.

Nos 1 and 2 Cuirt Eanna, The Long Walk

Numbers 1 and 2 Cuirt Eanna are located in one of the most picturesque locations in the city. The Long Walk has been the subject of more art works than probably any other vista in the city and surrounding areas, and it is here that Cuirt Eanna can be found, close to the historic city wall and the Spanish Arch. At the mouth of the River Corrib, this is a stone’s throw from the city centre and all it has to offer.

Cuirt Eanna is a gated residential development of townhouses which was built by one of Galway’s most reputable firms, O’Malley Construction, about 10 years ago. The properties are set out with a central landscaped courtyard and are set back from the river.

Both properties are identical, with own door access from the courtyard.

Numbers 1 and 2 are two storey properties which are approximately 650sq ft including a central hallway, a combined kitchen and living room, and a double bedroom and bathroom at first floor level each. The scheme has been very well maintained and has a proven record as one of the premium sought after letting locations in the city, due mainly to its central location and generous specifications.

“We expect that these properties will be sought after by those seeking a guaranteed return on their investment, and with a most attractive AMV of just €99,000 per unit there is much to catch the eye of prospective buyers,” said selling agent Alan Maxwell MRICS, MSCSI. “Expected rental for a one bedroom unit here would be not less than €8,500 per annum, which is still a handsome return.”

Open viewings will held on Wednesdays and Saturdays from 12 noon to 1pm and the solicitor with carriage of sale is Caroline Gore-Grimes, Gore & Grimes, Cavendish House, Smithfield, D7.
