Partially completed Oughterard holiday village to be auctioned next month

Thirty two acres of land in Oughterard, which contain a partially completed holiday village and planning permission to develop a further 11 homes, will be sold by public auction next month.

The village, located at Leam East, four miles from Oughterard and 21 miles from Galway, is set in the hills of Connemara, close to the Quiet Man Bridge and overlooking Lough Corrib. The planning permission attached to this substantial site is without clause or restriction as to use or occupation.

The sale does not include the five houses and cottages already completed on the site.

The village of Leam is renowned as an ideal location for leisurely walks along the lakeshore and over the more challenging hills, known locally as Míle Órga, ‘the Golden Mile’, which boasts spectacular views of the Owenriff River, Lough Bofin, Lough Adrehid, and Lough Adrahad. These lands, which are protected from the prevailing winds, have superb mountain scenery in three directions with views over and overlooking Lough Agraffard and Lough Corrib to the southeast. They are in a popular scenic area and within easy reach of Oughterard.

A total of three sites will be offered for sale in one lot. Site A comprises 9.2 acres and contains five holiday homes which are not included in the sale; these have previously been sold and the owners own a small plot of land around each buildings and retain a right of way to each of these homes. There are also rights of way in place for landowners who have lands in the area. The site comes with planning permission to build a further 11 cottages and a service building. Site B is 10 acres of grazing land which has planning potential. Planning permission was granted for 14 holiday cottages on this site in 1990; this permission has lapsed but it is likely that permission can be secured for this site given its planning history.

Site C comprises 13.5 acres of rough mountain grazing. Most of this land is within a Special Area of Conservation and has no development potential.

This land will be offered for sale by auction in one lot on Friday December 7 at 3pm in the Menlo Park Hotel, Terryland, Galway. The reserve price of the property will not exceed €80,000. The solicitor with carriage of sale is John F Kelleher, 4-5 St Mary’s Terrace, Dunboyne, Co Meath.
