Another successful auction for Property Partners Maxwell Heaslip & Leonard

Property Partners Maxwell Heaslip & Leonard had another successful auction in the Imperial Hotel, Eyre Square, on Friday September 14.

“We had experienced high levels of interest in the properties, with the last four weeks of open viewings seeing hundreds of people walk through the various open houses, so we anticipated a good response on auction day,” said auctioneer James Heaslip MIPAV.

A range of properties was offered to the market. “We always try to offer a mix of properties in our auctions to appeal to a wide variety of buyers, and we were very excited with the diversity in lots we brought to the market,” said auctioneer Fergal Leonard MIPAV.

Creating a favourable start to the day’s proceedings was the announcement that No 2 Woodmount, Ballinderreen, had been sold prior to auction. On receipt of a favourable offer and the signing of contracts prior to the auction, the property was deemed sold and therefore did not proceed to the auction floor.

The first lot brought to the auction floor before a packed auction room was No 11 Commerce Court, a three storey property located just off Quay Street. This property guided at an AMV of €120,000 and as expected generated intense interest. From once the opening bid of €110,000 was received, auctioneer James Heaslip expertly facilitated the flow of 19 bids past the reserve price until the hammer finally fell at the final bid of €157,000. “The sale of 11 Commerce Court at €157,000 is a perfect example of how the local knowledge and experience of agents working on the ground in a market can produce excellent results for the vendor,” said Alan Maxwell MSCSI, MRICS after the auction. “Our agents personally attended all open viewings and we were able to provide a really good indication to our client of the property’s potential. Ultimately, this all paid off with the property selling following a few minutes of brisk bidding on the auction floor.”

The next property to be brought to market was No 26 Ard na Mara, Salthill, with an AMV of €220,000. No 26 Ard na Mara is in a superb location in a cul de sac and has a lovely south facing rear garden. “We anticipated keen interest in this property having sold other properties in the estate by auction in the past 12 months,” said Alan Maxwell. “Properties in prime residential areas such as Ard Na Mara will always generate a lot of interest and this property was no exception.” Bidding again was intense with James Heaslip drawing bids from all sides of the room until the property was sold for €230,000.

The successful run continued, and as the last lot of the day came to the auction floor an air of anticipation filled the room as auctioneer James Heaslip introduced Denam House, guiding an AMV of €400,000. Denam House has been in the same ownership since being built in the 1950s and has retained a rare privacy, through the cultivation of a magnificent rear garden, which in its time hosted a full size tennis court. The house is a very generous 2,200sq ft and has all the requisites to become one of the stand out homes of this area while retaining its unique charm. Bidding commenced at €380,000 and moved swiftly in increments of €5,000, surpassing the reserve price and ultimately finishing, after 25 bids, at the final sale price of €495,000.

Two properties failed to meet their reserve prices on the auction floor and were subsequently withdrawn from the market. All queries relating to the future sale of No 10A An Tulan Cleasach, a partially constructed residence in the seaside village of Spiddal, and a detached split level residence in Corcullen in Bushypark, can be addressed to James Heaslip on 091 565261.

A detached property located in Caherdangan, Craughwell, was withdrawn prior to the auction, and again, all queries regarding the future sale of the property can be addressed directly to James Heaslip.
