O’Donnellan & Joyce sells petrol station for €860,000 in first auction of the year

O’Donnellan & Joyce kicked off the 2012 auction season last week in a packed auction room in the Victoria Hotel, where nine properties went up for auction. The highlight of the afternoon was a petrol station with supermarket and off-licence in Ballyhaunis, Co Mayo, which was being offered for sale on the instructions of liquidators Edenville Trading Ltd and Conor O’Boyle of Commerce House, Flood Street, Galway.

Bidding opened at €380,000 and increased in increments of €5,000. Within three minutes the reserve price of €460,000 was reached and the property was officially on the market to be sold. Four individuals bid intensely on the property until it reached €480,000 and then it was left to two individuals to continue the bidding. At €550,000 a fresh bidder entered the fray with an opening bid of €600,000. Just as the auctioneer’s hammer was about the fall, the bidding resumed in increments of €5,000 all the way up to €840,000 when yet another new bidder dealt a killer punch with €860,000 and the property was sold to enormous applause. The solicitor with carriage of sale was Ciara Lennon, RDJ Glynn solicitors, Aengus House, Galway.

No 38 Gleann na Trá, Sandy Road, a three bedroom townhouse within walking distance of the city centre, opened at €90,000 and was sold for €114,000.

A recently extended three bedroom semidetached house at No 13 Renmore Park attracted two bidders and sold for €158,000.

A three bedroom student apartment at No 49 Glasán, situated directly adjacent to the gates of GMIT, sold at €80,000.

No 21 Sliabh Ard, Bóthar Stiofán, an exceptional family home extended to some 1,200sq ft and in showhouse condition, was sold ahead of auction for €185,000.

A residence at Tooreen West, Kilcolgan, an exceptionally designed four bedroom family home standing on half an acre of magnificent gardens in mint condition, also sold prior to auction for a price very close to the AMV of €250,000.

No 11 St Mary’s Avenue, Taylor’s Hill, No 107 Ashleigh Grove, Knocknacarra, and No 87 Glasán did not sell at the auction, having failed to reach their reserve prices, but all three are currently under offer.

The team at O’Donnellan & Joyce were delighted with the enormous interest there was in the properties, particularly in the commercial property which sold for €400,000 above the reserve price.
