Final reminder for Property Partners Maxwell Heaslip & Leonard spring auctions

Property Partners Maxwell Heaslip & Leonard will hold the first of its 2012 auctions tomorrow (Friday ). As usual, the company will offer a range of properties, with something to suit all potential buyers.

This auction will see five residential properties go under the hammer in what the team in Property Partners Maxwell Heaslip & Leonard promise will be an engaging event. “All the properties which we are promoting will offer a mix, which will appeal to a range of buyers from across the spectrum,” said company director Alan Maxwell. “The one thing that the properties have in common is that they are very attractively priced. Our vendors are all aware that if they want to sell in this turbulent market then the properties they are selling must be priced keenly. Our recent results show this is the case and as long as a property offers good value then it will sell.”

No 112 Renmore Park

The first offering to the market is No 112 Renmore Park, a large semidetached residence in a long established development located just five minutes’ drive from Galway city centre. Originally a three bedroom house, the property has been extended to include an adjacent granny flat and a large basement storage area. In need of some modernisation, this spacious property offers a wonderful opportunity for anyone seeking an excellent investment property. “This is a great opportunity to purchase a well located property which has excellent potential as an investment with a very attractive rental yield,” said Alan Maxwell, who is handling all inquiries. “The vendor has priced the property very keenly in order to sell and we think at this kind of money it is a real bargain.”

The AMV is €120,000 and Pat Sheehan of Sheehan & Co solicitors, Augustine Court, Galway, will handle the carriage of sale.

No 15 Forster Place

The second lot to go under the hammer will be No 15 Forster Place, which is an O’Malley built townhouse. Foster Place has long been admired as one of the best maintained and managed communities in the city centre, and its gated aspect provides extra security.

This tasteful scheme of townhouses and apartments overlooks a courtyard garden which is meticulously maintained with lush greenery all around. Number 15, which is available fully furnished, has been owner occupied and would be perfect for a buyer looking to have every convenience on the doorstep. The railway and bus stations are a minute’s walk as is Eyre Square and myriad shops, restaurants, and pubs.

Spread over three floors, this townhouse has two large bedrooms, two bathrooms, and a large living/dining area with an open fire. “We believe this townhouse represents great value for anyone looking for all the perks that come with city living along with the benefit of security in a tranquil setting,” said James Heaslip MIPAV. “From an investor point of view, this property is guaranteed to be occupied all year round and will command an excellent rental yield with private parking a real attraction.”

With a very attractive AMV of €149,000 interest is expected to be strong in this prime city centre residence. Maeve Joyce from Horan & Co solicitors, Eyre Square, Galway, will handle the carriage of sale.

No 5 McDermott Avenue, Mervue

The third offering to the market is No 5 McDermott Avenue, Mervue. Located on the outskirts of Galway city, this lot offers a great opportunity for a shrewd first time buyer to take advantage of the weakened market and purchase a fine semidetached bungalow in a long established residential estate. Close to all amenities, this three bedroom residence is in need of some modernisation but is being offered for sale with the benefit of oil fired central heating and double glazing. Accommodation comprises a living room, kitchen/dining room, a bathroom, and three bedrooms. “It’s a quality property, with a good aspect, in a great location,” said Fergal Leonard MIPAV, who is dealing with all enquiries for this property.

“The city centre is just a five minute drive away and there are numerous business parks and commercial estates close by, making this an ideal property for any of the thousands employed locally who are looking for a short commute to work. This property is certainly going to appeal to all bargain hunters out there and we are confident that interest will be strong with such a low advised minimum value.”

The AMV for this property is €130,000. The solicitor with the carriage of sale is Michael Molloy of Blake & Kenny solicitors, Francis Street, Galway.

Cloon, Claregalway

The fourth property to go to auction is situated in Cloon, Claregalway. An outstanding detached split level residence, this superior family home is on a large site with c1 acre of mature gardens. It offers almost 3,000sq ft of living space including an entrance hall, sitting room, family room, sun lounge, kitchen with a separate dining area, four/five bedrooms, with three bathrooms and a wc.

“This a really well laid out house which is deceptively large and is situated on a great site which will surely be a draw for those seeking room for kids to run wild,” said Fergal Leonard, who is also dealing with all enquiries for this family home. It is located just 10km from Galway city centre.

The AMV on this property is a very reasonable €190,000. Maria O’Brien of Dillon-Leetch & Comerford solicitors, Sea Road, Galway, will handle the carriage of sale.

Cushlecka, Furbo
