Large crowds expected at first O’Donnellan & Joyce auction of the year

The Victoria Hotel is expected to be a hive of activity for the first O’Donnellan & Joyce auction of 2012, which will take place next week on Friday February 24.

O’Donnellan & Joyce is synonymous with auctions in the west and next week’s event is the first of many auctions the company is planning for 2012. Already the list is growing for the next auction which is scheduled to be held on Friday March 30. Auctions are the preferred method of sale for banks and receivers, and it seems that more and more people are also opting for auction because of the closure it brings.

“Typically once one of O’Donnellan & Joyce’s agents meets with a client who intends to place a property up for auction, to the first date of advertising and hence to the auction is usually no longer than eight weeks,” said Anne Harding of O’Donnellan & Joyce. “For people who wish to get their property sold fast it is the best method because on the day of the auction a binding contract is signed and a 10 per cent deposit is paid, so in theory the property is sold and neither party can change their minds.”

Understandably the success of any auction is predominantly based on pricing and location. It is now a buyers’ market and if potential purchasers believe a property offers value for money the interest will be high in that property. There can be several values placed on any property — the aspirational value of the owner, the value the estate agent puts on the property, and the real value, which is what the purchaser is prepared to pay for it on the day.

A diverse range of properties will be on offer at next week’s auction. Residential investment properties include two three bed townhouses in Glasan, the student village at GMIT, and one large three bed apartment in Gleann na Trá, Sandy Road, which is opposite Galway Bay FM. One commercial investment property will be offered, namely a large Texaco filling station with shop in Ballyhaunis.
