Property Partners Maxwell Heaslip & Leonard brought its auction year to a successful close last Friday at the auction rooms in the Imperial Hotel, Eyre Square. An interesting mix of lots was brought to the floor, and the jam-packed room demonstrated the appetite that exists for well-priced properties in central locations.
From 2pm the crowd started to trickle into the first floor lounge, undoubtedly having learned from previous auctions the prudence in claiming a seat in plenty of time for the proceedings. By 3pm there was neither standing nor sitting room available, and auctioneer James Heaslip MIPAV did his best to accommodate all those standing in the hallway by testing his vocal chords to the limits.
Shortly after 3pm Mr Heaslip took to the floor and commenced the proceedings by bringing the property at No 2b Tara Grove to the market. Located in a mature estate in Wellpark on the east side of the city, this spacious semidetached home is in a central location and boasts five bedrooms, a rarity in semidetached houses. This property had been guiding an AMV in the run-up to the auction of €150,000. Bidding for the property commenced at €125,000 and the next five bids proceeded in increments of €5,000. Interest in the property was keen, with bidding continuing in increments of €1,000 until the final sale price of €168,000 was reached and the auctioneer closed the deal by lowering his gavel and declaring the property sold.
Next up was No 1 Mellows Park, Renmore. Part of a long established residential development, No 1 is set in a quiet crescent and offers easy access to the city centre, while being within close proximity of various recreational facilities. Comprising approximately 1,300sq ft including an adjacent garage, this wonderfully presented owner-occupied property featured PVC double glazing and oil fired central heating. Again, this property was guiding an attractive AMV of €150,000 prior to the auction. This property was withdrawn from auction after failing to meet the reserve price set, however Mr Heaslip reserved the right to negotiate with the highest bidder only following the auction, and these negotiations led to the successful sale of this property immediately after the auction.
The final property to sell on the auction floor was No 46 Rahoon Road, Galway, a four bedroom semidetached house complete with garage. This spacious property is located in a well-established neighbourhood and is ideally situated within walking distance of the city centre and Salthill. This home is situated at the end of the row of mature houses along the Rahoon Road, just before Highfield Park. The property is in need of complete renovation, which was reflected in the modest guide price of €85,000. Bidding for this property was intense, with interested parties not afraid to show their interest at an early stage. Testament to the fact that location and a reasonable price remains a reliable combination for success on the auction floor, bidding continued in a quick and brisk fashion until the final sale price of €160,000 was achieved.
The remaining two lots included in the winter auction were a thatched cottage located at Corranellistrum, Moycullen, and a residential farm at Kilboght, Loughrea. The thatched cottage was a late withdrawal prior to the auction. The residential farm at Kilboght was withdrawn from the auction floor and is now for sale by private treaty. The residential farm is located at the end of a cul-de-sac and comprises circa 80 acres of good lands with circa 29.75 acres currently planted with trees. The house, while in need of modernisation, is habitable and has been well cared for over the last few years. To the rear of the house lies a hayshed and stables and the land is confined to one large holding. The farmyard around the house is well maintained and the lands are well defined with fencing and a stream. This is a wonderful opportunity to acquire a residential working farm in the heartland of Loughrea. The farm is very easily accessed by the main entrance plus a second entrance along Dartfield Lane.
