Final call for Property Partners Maxwell, Heaslip & Leonard big winter auction

Property Partners Maxwell Heaslip & Leonard will hold its last auction of the year on Friday November 25. To date the company can boast an 89 per cent success rate at its auctions over the last 12 months.

With a view to keeping up its unrivalled success rate, the company is bringing five lots to the market and is offering its usual diverse range of properties, with something to suit all potential buyers.

Director Fergal Leonard MIPAV reckons that his team’s ability to handle all types of property sales has certainly been a factor when it comes to getting instructions. “Over the past 12 months we have auctioned such a huge mix and variety of properties that we are now widely recognised as experts in all types of auction properties,” he said. “This year alone we have sold such varied lots, from one bed flats in the city centre to 40 acres of agricultural lands in the depths of Connemara, and we can do this because we can offer the broad knowledge and expertise that others simply can’t match. We have also made a decision to limit the number of properties we bring to each auction as it means our dedicated team are better enabled to give the individual properties, and our clients, the attention they deserve.

“As well as the lots being offered for sale with very attractive guide prices, our vendors are aware that we have had excellent results in our latest series of auctions and have bought into the mantra that in order to sell at auction, properties must be priced keenly,” Mr Leonard added. “Our recent results show this is the case and as long as a property offers good value then it will always sell.”

No 1 Mellows Park, Renmore

The first property to be offered to the market is No 1 Mellows Park in Renmore. Part of a long established residential development, No 1 is set in a quiet crescent and offers easy access to the city centre, while being within close proximity of various recreational facilities. Comprising approximately 1,300sq ft including an adjacent garage, this wonderfully presented owner-occupied property features PVC double glazing and oil fired central heating.

From the porch, the front door opens into a bright entrance hall, which leads to a spacious living room with a feature open fireplace. The kitchen/dining room is well laid out with an newly installed solid fuel stove. The converted garage is accessible off the kitchen and is ideal as a playroom or home office. Upstairs there are three good size bedrooms and a bathroom. Both bright and spacious, the front of the property overlooks a green area and offers private off-street parking. The south facing garden to the rear of the property is in manicured condition and gets plenty of sunshine throughout the day, which will certainly be an attraction for those who are green-fingered. The AMV for this property is €150,000 and open viewings will be held on Saturdays between 12 noon and 1pm. The solicitor with carriage of sale is Ciara Lennon, RDJ Glynn solicitors, Aengus House, Long Walk, Galway.

No 46 Rahoon Road

The second offering to the market is No 46 Rahoon Road, a four bedroom semidetached house with garage. This spacious property is located in a well-established neighbourhood and is within walking distance of the city centre and Salthill.

No 46 is situated at the end of the row of mature houses along the Rahoon Road, just before Highfield Park. “It would be hard to find a more centrally located property,” said Fergal Leonard. “We frequently have enquiries for properties that are close to a multitude of amenities such as the hospital, NUIG, and the city centre.” This property is within walking distance of all three as well as Salthill. Dunne’s Stores and Lidl are within a 10-minute walk as are schools, shops, and the public library. The property is in need of complete refurbishment, however it offers huge scope to create a modern and comfortable property. Accommodation includes the entrance hall, lounge with open fireplace, kitchen, dining room, four bedrooms, bathroom, and detached garage to the rear. “This is a four bed semi-detached house, however due to its maturity it has the advantage of being a spacious property,” Mr Leonard added. “It has huge potential and could be transformed into a beautiful family home.”

Full details can be acquired from joint agents Property Partners Maxwell Heaslip & Leonard and Sean Lyons of RE/MAX Property Group, Athenry. Open viewings will be held on Saturdays from 3pm to 4pm. The AMV on this property is a very attractive €85,000 and the solicitor with carriage of sale is Paul Kavanagh, Shields & Kavanagh solicitors, 1 An Clarin, Athenry.

Kilboght, Loughrea

The third offering to the market is a two-storey residence and lands in the townland of Kilboght, Loughrea. Kilboght is located just 6km east of Loughrea on the old Galway/Dublin road. The residential farm is located at the end of a cul-de-sac and comprises circa 80 acres of good lands with circa 29.75 acres currently planted with trees. The house, while in need of modernisation, is habitable and has been well cared for over the last few years. To the rear of the house lie a hayshed and stables and the land is confined to one large holding. The farm yard around the house is well maintained and the lands are well defined with fencing and a stream. This is a wonderful opportunity to acquire a residential working farm in the heartland of Loughrea. The farm is very easily accessed by the main entrance plus a second entrance along Dartfield lane. The house comprises a living room, parlour, kitchen, bathroom, and three bedrooms. “It is rare that such a substantial residential farm comes to the market in this location,” said Fergal Leonard. “With the farmhouse on site, and its close proximity to the town of Loughrea and main roads, we are expecting huge interest in the farm.” The lands and property are under six different folios but will be sold in one lot. The forestry land qualifies for an annual premium while the remaining lands also qualify for a premium under the Single Payment Scheme.

Full particulars to include the details of the lands can be obtained by contacting the sole agents, and the house can be viewed by appointment. The solicitor with the carriage of sale is John Nash, Abbey Street, Loughrea, phone (091 ) 841442.

No 2b Tara Grove, Wellpark

The fourth property to go to auction will be No 2b Tara Grove, Wellpark. Located in a mature estate in Wellpark on the east side of the city, this is a superb opportunity to acquire a spacious semidetached home in a central location. The house boasts five bedrooms, a rarity in semidetached houses. Nestled within the safe environs of this mature, quiet, estate, this property would make an ideal family home or indeed an astute investment property due to its proximity to the Mervue Industrial Estate and GMIT. The popular Wellpark Shopping Centre with its variety of shops and the Eye cinema is just a stone’s throw away, as is the award winning g hotel.

“Tara Grove is a well-established, popular estate that has the advantage of being a superb location for both owner occupiers and as an investment property,” Mr Leonard said. “It has the additional bonus of being a five bedroom property which, coupled with a good location, make it an attractive property.” Accommodation comprises an entrance hall, lounge with open fireplace, kitchen/dining room, five bedrooms with the master en suite, and a main bathroom. Two of the bedrooms are located on the ground floor.

The AMV on this property is an attractive €150,000. Open viewings will held on Saturdays from 1.30pm to 2.30pm and the solicitor with carriage of sale is Geraldine O’Malley, WB Gavin & Co, 4 Devon Place, The Crescent, Galway.

Collinamuck, Moycullen

The fifth and final offering to the market is a quaint thatched cottage in the townland of Collinamuck, Moycullen. This property has been recently thatched and sits on c0.6 acre. The house comprises a sitting room, two bedrooms, a kitchen, and a bathroom. To the end of the site lies a ruin, and O’Halloran’s Public House is nearby, with the village of Moycullen only 6km away. This is an executor sale and this cottage offers an excellent opportunity for the fishing enthusiast to acquire a lakeside property. “This is a once in a lifetime opportunity to acquire a truly quaint cottage in a spectacular location, with Lough Corrib on your doorstep,” said agent Alan Maxwell.

Full particulars including the details of the lands can be obtained from the sole selling agents. Open viewings will be on Sundays from 2pm to 3pm. The solicitor with carriage of sale is Mary O’Malley, Unit 2 Kilrainey Shopping Centre, Moycullen.
