The children are back at school, the evenings are getting longer, and we are feeling the need to wrap up more — all subtle signs that winter is approaching. And so at the offices of Property Partners Maxwell Heaslip & Leonard, the preparations have begun for the final auctions of the year, the winter auctions, to be held in November.
The auction floor has yielded considerable success for Property Partners Maxwell Heaslip & Leonard to date, with the majority of properties brought to auction selling on the floor or shortly after auction. Commenting on the success of their auctions throughout the year, James Heaslip MIPAV noted: “Interest has been strong in all our auctions this year, as has attendance on auction day. People are interested in buying well-located and well-priced properties.”
The company is now preparing for its final auctions of the year and already has a number of lots listed for the November date. “We will launch the winter auctions around the middle of October, so there is still time to have your property included,” said Fergal Leonard MIPAV. “Our marketing campaign generally commences five or six weeks before the auction and includes web and print media advertising. We have noticed throughout the year that buyers are becoming more familiar and comfortable with the auction process and have realised that there are genuine opportunities to acquire quality properties at realistic prices in today’s market.”
Due to the nature of the short but intense advertising campaign preceding an auction, it is important to capitalise on every opportunity to inform potential buyers about the properties on offer. Buyers have a lot of work to do in the run-up to auction day as they have to be ready to sign contracts, if successful in their bid, immediately after the auction. In order to do this, their solicitor must examine the title deeds in advance of the auction and they must ensure they have funds in place to proceed with the purchase. “We are constantly looking for new ways to keep people informed about new properties to come to market and our auction dates,” said Alan Maxwell MsCSI MRICS. “Technology plays a major role in our communication strategy with both vendors and buyers, and we are always interested in trying out new advancements in technology.”
To this end, the company has recently launched its new QR code campaign. “With the proliferation of smart phones in the Irish marketplace, it makes sense to utilise the technology to promote our properties,” said Maxwell. QR (quick response ) codes allow potential buyers to access specific information on a particular property simply by scanning the code which appears beside the advert for each property. “Using a QR code in our paper advertising allows us to maximise the return from advertising and is a simple and fast way for buyers to access further information on the specific property they are interested in from their mobile phone,” Maxwell explained. “It will also provide us with a measurable response to our advertising that is helpful in estimating market interest in a property and provides valuable feedback to our vendors.”
