Property Partners Maxwell, Heaslip & Leonard set to continue successful run at tomorrow’s auction

The team in Property Partners Maxwell Heaslip & Leonard are confident that they will continue their outstanding recent run with their latest auction offerings tomorrow in the Imperial Hotel in Eyre Square. At 3pm, the progressive property firm will begin its June auctions which bring to the market a diverse mix of properties which will appeal to all sectors.

Auctioneer James Heaslip MIPAV promises it to be a busy afternoon. “All the properties which we propose to sell offer a mix which will appeal to a range of buyers on the property ladder,” he said. “As with all our auction properties, the one thing they have in common is that they are very attractively priced. Our vendors are aware that we have had excellent results in our latest series of auctions and have bought into the mantra that in order to sell at auction, properties must be priced keenly. Our recent results show this is the case and as long as a property offers good value then it will sell.”

The first property to be offered to the market is No 8 Ard Na Mara in Salthill. Part of a long established residential development, No 8 is set in a quiet cul-de-sac with no through traffic and offers easy access to the city centre, while at the same time being within close proximity of excellent recreational and leisure facilities. Comprising approximately 1,300sq ft including an adjacent garage, this wonderful property is in need of some modernising but does include PVC double glazing and oil fired central heating. The front door opens into a bright entrance hall, which leads to a spacious living room completed with a feature open fireplace. There is a separate dining room which has a second open fire and wooden floors. The spacious kitchen/dining area has a utility and wc to the rear and could quite easily be extended. The garage is accessible from the entrance hall and would make a perfect playroom or home office should the purchaser wish to do so.

Upstairs there are four good size bedrooms with wooden floors and a separate bathroom and wc. The front of the property offers private off-street parking, which is a huge selling feature, as is the large side entrance. The garden to the rear of the property is very spacious and offers plenty of room for extension should the potential buyers wish to do so. The garden is surrounded by a dividing hedgerow, offering privacy, and gets plenty of sunshine throughout the day.

“Salthill is a great area which has always been much sought after and this property offers a chance to be part of a quiet, well established, community in a secluded cul-de-sac,” said Alan Maxwell MSCSI, MRICS, who is handling all enquiries for this attractively priced home. “As well as that, this property offers scope to extend with the adjacent garage and big site. I believe both first time buyers and those who are looking to upsize will surely show a lot of interest.” The AMV of €265,000 offers exceptional value. Breda Tierney of Kiernan Murphy solicitors, The Crescent, Galway, will be handling the carriage of sale.

The second offering is a bungalow and lands in the townland of Greenhills, just beyond Spiddal village, which is being offered to the market in two separate lots. The first lot is a detached bungalow on approximately 0.35 acre with a separate garage overlooking Galway Bay, and the second lot comprises c9 acres of mixed parcels of land in the immediate vicinity. The bungalow is situated just off the main Galway road and is in need of some refurbishment but offers great potential with a generous site allowing for further expansion. The existing house has approximately 1,000sq ft of living space with an entrance hall, living room, three decent size bedrooms, and a bathroom and is being offered to the market with oil central heating and PVC double glazing. The lands are made up of a five parcels varying in size from 0.01 acre to 3.5 acres and are mainly suitable for agricultural usage.

“For anyone seeking a first time buyer family residence in the Spiddal region this bungalow will surely be of interest,” said James Heaslip MIPAV, who is handling all enquiries for this property. “It’s within a few hundred metres of the village centre and all amenities are close to hand. It’s definitely a property that, over time, can be extended further with the site layout lending itself nicely to such development. It’s got a great aspect and is extremely well priced.” Full particulars on both lots can be obtained by contacting the offices of the selling agents. Kevin Geraghty of Geraghty and Co solicitors will handle the carriage of sale.

The third property to be auctioned is a very well proportioned semidetached home at No 22 Whitestrand Park which is ideally located between Salthill and the city centre. You could not ask for a more convenient location with all amenities within a very short stroll. There are both primary and second level schools within a five minute walk, as is the city centre, and Salthill Promenade is just two minutes away. “It really does have it all when it comes to location,” said agent Alan Maxwell. “It is quite conceivable that the new owners may have no need for a car, or at worst would need to be a one car unit, which in today’s cost conscious world is a huge saving.”

No 22 has always been a family home and has been maintained in very good order throughout. Its spacious accommodation has been laid out very well and will afford the new owners the opportunity to extend the property by going up into the attic space or by converting the integral garage. Four very good size bedrooms are complemented by a separate living room and lounge and the kitchen has an additional sun room onto the rear garden. The aspect of this house is perfect to take advantage of any good weather, and its south facing rear garden which overlooks an open space is a perfect size with a range of mature shrubberies. This property is being offered at a very attractive advised minimum value of €315,000. The solicitor with the carriage of sale for No 22 Whitestrand Park is Brian Geraghty of Geraghty & Co solicitors, Eyre Square, Galway.

The fourth offering is a traditional style cottage on the Kingston Road, near the junction of Knocknacarra Cross. This home has been extended to create a deceptively large five bedroom property with a lovely private aspect to the rear. Together with joint agents Mullery auctioneers, Property Partners Maxwell Heaslip & Leonard feel that this offering is exceptional value at the AMV of €265,000 and will no doubt create a lot of interest. Again this property is very well located, being quite close to a range of shops, sports facilities, and schools. Kingston Road is highly prized as a residential area with a large range of detached residential homes. There is a regular public transport service to Salthill and the city centre, and the area is very well catered for in all facilities. Cookes Cottage, as the property has been known for many years, is in need of some refurbishment which will allow the next owners to put their own stamp on the property. The original cottage has a modern extension and could be altered to make a wonderful open plan home. The front of the property has off-street parking with the rear garden walled in, affording a high level of privacy. “This type of property has unique qualities that are simply not found in the majority of recent housing estates,” said Fergal Leonard MIPAV. “Cookes Cottage has great character and could easily be further developed with a small bit of imagination and a reasonable amount of money.” Paschal Mullery solicitor, Woodquay, Galway, is handling the carriage of sale of this outstanding detached residence.

The fifth and final property to come to the market offers an opportunity to acquire a gorgeous mid-terrace house close to Galway’s city centre. Situated in a quiet residential street just a short walk from the main thoroughfare, No 14 New Road is a recently refurbished home in turnkey condition. Dating back to the 1930s, this delightful owner occupied home has been modernised and extended over the years and has all modern conveniences including oil central heating and double glazed windows. Having been re-wired and plumbed to modern standards, the finish of the property is also of the highest standard. The current owners have carefully ensured that the recent upgrading has not affected the original charm which comes with an old style city townhouse. From the moment you walk into the property, you are struck by the beautiful wood floors in the living room and the feature brick fireplace. The fully fitted kitchen, although totally modern, has a rustic feel to it, and the clever use of skylights brightens the downstairs area which can often be dark in mid-terrace homes. The bathroom has an electric shower on bath, is fully tiled, and also has a double glazed skylight window. The downstairs bedroom is currently in use as a fully fitted and functional home office and has double doors to a rear slate garden and shed. The upstairs has two generous size bedrooms, both of which have high ceilings and are beautifully presented.

“The works that were done to bring this house up to modern standards are exceptional, and while everything is in line with what you expect in a modern home, it has a real old school ambience to it,” said director James Heaslip, who is handling this sale. “For those seeking a starter home or for empty nesters looking to downsize, it will certainly tick a lot of boxes. It’s rare that we get properties on our books which you can’t fault and this is certainly one of them.” The AMV for this property is an attractive €220,000. Brid Tierney of Feeney solicitors on Merchants Road, Galway, is the solicitor with carriage of sale.

The auctions will take place tomorrow, Friday June 17, at 3pm in the auction rooms of the Imperial Hotel, Eyre Square. Full particulars on all properties can be obtained by contacting any of the staff at Property Partners Maxwell Heaslip & Leonard at (091 ) 565261.
