Buyers packed into O’Donnellan & Joyce auction

There was no shortage of buyers at the O’Donnellan & Joyce monthly auction in the Victoria Hotel last Friday, where there were so many people in attendance in the enlarged auction room that they were spilling out onto the foyer of the hotel.

The first property to go under the hammer was a four bedroom detached house at No 122 Wellpark Grove. The property, which was in need of total refurbishment, was described by the auctioneers as ideal for the DIY enthusiast. Bidding commenced at €80,000, and like a runaway train the bids came from all over the room and after 50 fast and furious bids, auctioneer Colm O’Donnellan dropped the gavel down at a price of €132,000 to huge applause from the large attendance. The solicitor with carriage of sale was Jean Murphy of Geoffrey Browne & Co.

The second property placed up for auction was a four bedroom detached residence at No 1 Illaunree Drive, Coolough Road, Galway. The bidding commenced at €160,000 and three individuals chased the property up to a figure of €170,000. Just when it looked that the auction was going to come to a conclusion, two additional bidders joined the bidding and drove the price up to €202,000. The solicitor with carriage of sale was Peter Keane of Keane & Co.

The third property offered for auction was No 12 D’Alton Place, Dr Mannix Road, a four bedroom semidetached residence situated on a large corner site in a much sought after location. Bidding commenced at €342,000 and two individuals bid intensely against each other. After 20 separate bids the property was eventually sold at €378,000. The solicitor with carriage of sale was Michael Molloy of Blake & Kenny.

The fourth property to be auctioned was No 115 Upper Salthill, a four bedroom semidetached residence located just on the edge of Salthill. Bidding commenced at €210,000 and two people bid intensely on the property until it eventually arrived at a figure of €240,000, and the auctioneer’s hammer fell to the delight of the purchaser. The solicitor with carriage of sale was Adrian Harris of Padraic Harris & Co solicitors.

The next property to be auctioned was No 24 St Joseph’s Ave, Henry Street, Galway. Just prior to the auction a bid of €180,000 was received, and with no further bids in the room this four bed mid-terrace home was subsequently sold immediately afterwards for a substantially higher price.

Three of the properties failed to sell on the afternoon, with bids of €210,000 on a house in Menlo village, bids of €334,000 on a house in Corcullen, and €170,000 on a house at No 82 Churchfields, Lower Salthill. All three properties were in active negotiations after the auctions and negotiations are ongoing.

Colm O’Donnellan of O’Donnellan & Joyce Auctioneers said they were blown away by the number of people who attended the auction, and that there is no shortage of buyers currently in the market for well priced properties in good locations.

O’Donnellan & Joyce have two auctions coming up on July 1 and July 8, which will feature the largest number of properties ever to be placed up for sale by auction.
