O’Donnellan & Joyce predicts large crowd at tomorrow’s auction

After six weeks of auction progression O’Donnellan & Joyce anticipates a large crowd at the Victoria Hotel tomorrow for the first of its spring auctions. “Over the past number of weeks we have had open viewing twice a week on all eight properties and facilitated private viewings also,” said Colm O’Donnellan of O’Donnellan & Joyce. “Open viewings were busy for the duration of the process and there were many requests from clients interested in putting offers on some properties. As a result of this 11 The Green was sold prior to auction, contracts have been signed, and its owners are very happy that a very good price was achieved.”

To purchase a property prior to auction the purchaser has to be willing to sign the contract in advance of the auction and pay 10 per cent deposit on signing, the sale of a property prior to auction is treated like purchasing at auction — it is non-conditional.

There is a wonderful selection of properties going under the hammer tomorrow and the owners of all properties are very anxious to sell. As a result very realistic reserves have been set on each property and the value is unbelievable. For example, a large bungalow standing on c 1.3 acres in Ardrahan is coming in with a price tag of €150,000. Rose Cottage, a magnificent split level family home just outside Moycullen, goes under the hammer at €380,000. No 8 Devon Park, Salthill, is listed at €180,000, while around the corner from it No 16 Lower Salthill is listed at €290,000. A lovely bungalow on a large corner site at No 123 Crestwood, Menlo Road, guides at €290,000, and No 15 Heather Grove, Ballybane, is a giveaway at €135,000, while in the city No 17 Williams Street West containing four one bed apartments and a large ground floor commercial unit goes into the auction room at the remarkable price of €450,000.

As with all O’Donnellan & Joyce auctions this bumper auction will be held in the Victoria Hotel at 3pm tomorrow, Friday April 8.
