Auction properties are priced to sell in Renmore and Newcastle

On Friday February 25 O’Donnellan & Joyce will bring a range of properties into the auction room, each priced to sell. For auction on the day will be four wonderful properties from various locations in the city. Two are executor sales and will be sold and two of them are not, but the owners are also anxious to sell. O’Donnellan & Joyce are synonymous with auctions in Galway and the company can safely brag that in 2010 80 per cent of all property that went into the auction room was sold, and a good percentage of the remainder sold shortly after.

Number 19 Sycamore Court, Renmore, is an excellent three bed semidetached property in good condition located at the end of a quiet cul de sac and facing on to an open space. The property has been very well looked after over the years and, although it will benefit from some modernisation, it has the potential to be transformed into a wonderful family home.

There are amazing sea and mountain views from the first floor and it has the added attraction of having a one-bed self-contained apartment at the side. This would yield a very good rental income, or alternatively could be incorporated back into the main house as the connecting door is still in the kitchen. This in turn would add to an already spacious house and afford a growing family space in abundance. To the rear there is a good size garden plus a well maintained garden to the front with off street parking. Because this is a cul de sac there is also ample parking outside the house. Sycamore Court is within walking distance of GMIT and Bon Secours Hospital. Renmore has matured beautifully and has recently won a Tidy Towns award for its open green spaces and garden areas.

Accommodation includes entrance hall, living room, kitchen/dining, family room, three bedrooms, and bathroom. The apartment comprises living room/kitchen, bedroom, and shower room. The property enjoys double glazing and oil fired central heating, and has recently been fitted with new carpets.

The solicitor with carriage of sale is Bernadette Burke & Co solicitors, 2 St George’s Quay, Headford, phone (093 ) 35369.

Open viewing takes place every Thursday and Saturday from 11am to 12 noon and will continue up to Thursday February 24. No 19 Sycamore Court is priced to sell at €170,000.

Coming into the auction room as an executor sale, No 67 Moyola Park, Newcastle, is a three bed semidetached property located in one of the best locations in Newcastle. The property is in need of modernisation and some refurbishment, however it has huge potential and with some vision could easily be transformed into a superb family home. Most homes in this location have already been extended and revamped and this gives a discerning purchaser an opportunity to put his/her own stamp on the property. The property is flanked by two green areas to the front and enjoys a good size rear garden that is mature and private. Moyola Park has to be one of the most popular locations in Newcastle. It is within walking distance of UHG and across the road from the back entrance to NUIG. From the other side Moyola Park is a stone’s throw from Westside Shopping Centre and within walking distance of the Westwood Hotel in Dangan.

The property enjoys a good size rear garden with a garden shed, a mature front garden with off street parking, and PVC double glazed windows.

Accommodation comprises entrance porch, entrance hall, living room, family room/ dining room, large kitchen/dining room, downstairs wc, rear hall, three bedrooms, bathroom, landing, and an attic for storage accessed by a Stira stairs.

Open viewing takes place every Thursday and Saturday from 3.30pm to 4.30pm and, as with the open viewing at Sycamore Court, it will continue right up to the eve of the auction. The advised minimum value on No 67 Moyola Park is €195,000 and the solicitor with carriage of sale is Peter Crowley, CP Crowley & Co, Augustine House, Merchants Road, Galway, phone (091 ) 566131. Mr Crowley is also the executor of the sale.

The auction will take place on Friday February 25 at 3pm in the Victoria Hotel. No 2 Reddington Road in Shantalla, with an AMV of €200,000, and No 1 Blake’s Lane in Bohermore, with an AMV of €60,000, will also go under the hammer on the day.
