O’Donnellan & Joyce is number one for selling houses by auction

O’Donnellan & Joyce concluded its last auction of the year when auctioneers successfully sold two properties under the hammer last Friday in the Victoria Hotel, Eyre Square.

The first house placed up for sale was a three bedroom bungalow at The Weir, Kilcolgan. This three-bed house stood on nearly an acre which overlooked the Kilcolgan River and Kilcolgan Castle, and it was in need of some refurbishment. Bids opened at €150,000 and increased in increments of €2,000, with five different bidders chasing the property until eventually the final bid came in and auctioneer Colm O’Donnellan brought down the hammer at a price of €206,000.

The next property was No 3 Bowling Green. This property was withdrawn at €140,000 but was sold immediately afterwards. A detached house in Cloch Óg, Oranmore, failed to sell on the day and is still on the market but under active negotiation.

This auction brought the total number of houses that went under the hammer by O’Donnellan & Joyce to 39, the highest number in the country. O’Donnellan & Joyce sold 30 houses either in the auction room or afterwards, representing an 80 per cent record and without a doubt one of the highest in the country.

“There has been a major change of attitude in the auction rooms with a large number of the properties being either executor sales or people just wishing to dispose of their properties and turn them into cash,” said O’Donnellan & Joyce auction coordinator Anne Harding. “Unlike during the booms years where it was premium properties only that were placed up for auction, there has been a major change in the last year with lower priced homes where people were anxious to sell and buyers were chasing value for money.”

O’Donnellan & Joyce this year held more multiple auctions with several properties going under the hammer on the same day and a large number of people in attendance. O’Donnellan & Joyce has increased the intensity of its marketing with an extensive advertising campaign through the local media, the internet and radio, in addition to the open viewings in order to maximise the exposure of each property.

Anne Harding said that O’Donnellan & Joyce were thrilled with having achieved such a high success rate, adding that there is plenty of interest in well-located properties at the right price.
