Auctions, the way to go — May lot on the market

Once again it is all systems go with O’Donnellan & Joyce as the company prepares for its May auctions.

According to O’Donnellan & Joyce the past few weeks have seen the number of vendors asking to put their property for auction double as they feel this is the way forward. They are well aware that if a property sells at auction, the contracts are signed immediately and they can rest assured in the knowledge that the property is sold. Selling at auction means that the sale is steadfast, it is unconditional, and it will not fall through, so for people who are on a deadline to sell going to auction would seem to be the preferred route at the moment.

Going into the auction room on Friday May 28 are a cottage in Ringeelaun, Dunkellin, Ballindereen; No 11 Roscam Park, and Casa Con, Kingston Road.

Casa Con is a unique executive style residence with gracious accommodation of 2,640sq ft, a splendid family home located on the Kingston Road which is one of the most sought after residential areas of Galway. This superb residence stands on large mature gardens both to the front and to the rear. Set well back from the main road, it is literally around the corner from the Galway Golf Club and the Galway Lawn Tennis Club, and minutes from the Prom. This lovely family home is also within walking distance of a number of primary and post primary schools in the area.

Refurbished to a very high standard in 1998, the property was completely rewired, replumbed, and insulated, together with other refurbishment work leaving Casa Con teeming with extras such as superior quality fixtures and fittings. It has a self-contained area on the ground floor offering the option of a granny flat; it enjoys large south facing rear gardens, natural stone walls, and a fine raised patio area to the rear. This is one of the finest family homes to come to the market for quite some time. The solicitor with carriage of sale is Peter Casserly, Semple & Co, Lough Corrib House, Waterside, Galway, phone (091 ) 567371. Open viewing takes place every Thursday and Saturday from 3.30pm to 4.30pm and the advised minimum value on the property is €800,000.

No 11 Roscam Park is a distinctive architecturally designed bungalow style property constructed in the mid seventies. Although the property is in need of major refurbishment and modernisation, it has the potential and the space to be transformed into a fine family home. The neighbouring homes are quality homes of individual styles, are all wonderfully maintained and offer the new owner a community based quiet cul de sac environment. Standing on a large site of approximately 0.75 acre, the property enjoys magnificent views of Galway Bay and the surrounding countryside. This is the answer to someone looking for a rural setting on the edge of the city that is close to all amenities.
