Sherry FitzGerald Kavanagh sees strong first quarter sales activity

Sherry FitzGerald Kavanagh has reported very high activity levels and good numbers of sale transactions for residential property in Galway city and surrounding areas. Most of the activity tends to be around good quality owner occupier homes in all market categories, from starter homes to luxury homes in prime locations.

In the first time buyer category in Knocknacarra, sales have been agreed on a four bed semidetached in Slí na Sruthán which was quoting €285,000, and a four bed semi in Monalee Manor quoting €265,000. On the east side a sale is agreed on a three bed semi in Roscam quoting €255,000, as well as a large two bed apartment in Coill Tíre, Doughiska, quoting €180,000. Other properties in these areas that are currently on the market are all busy with viewings and most have offers on them. Tony Kavanagh of Sherry FitzGerald Kavanagh attributes this increased activity to two main reasons: “The lion’s share of the price correction has occurred and properties on the market presently are offering value for money,” he said. “Secondly, potential purchasers have needs to provide accommodation and are often fatigued waiting and now when they see value for money are prepared to buy.”

Similar activity levels are experienced in the mid to upper levels of the residential market, with Salthill-Barna proving to be particularly popular. Mr Kavanagh reported sales of a detached home in Gentian Hill quoting €570,000, and a semidetached on Threadneedle Road quoting €485,000, and a three bed townhouse in Blackrock on the market for less than a week quoting €365,000. Also an apartment with sea views quoting €475,000 and a site in Beach Court quoting €315,000. Similarly Barna has proved ever popular particularly for larger luxury homes with sales of a four bed detached in Thornberry quoting €485,000, and a very large 3,500sq ft five bed in Freeport quoting €795,000.

Surrounding villages and country properties showed renewed activity with sales of a four bed bungalow in Claregalway quoting €235,000, a three bed bungalow in Parkmore quoting €250,000, and a quality detached two storey home in Moneymore, Oranmore, quoting €485,000.

Buyer confidence has improved, as is evident in the number of actual sale transactions as well as huge increase in viewing activity. Sherry FitzGerald Kavanagh has other properties currently on the market in all of the above areas as well as other locations, many with offers, some with bidding by a number of potential purchasers.

“We are optimistic that quarter two April to June, traditionally the strongest selling season, will prove even busier as the market is beginning to show renewed confidence,” Mr Kavanagh said.
