September auctions set to cause a stir

As a market leader when it comes to the auction market in 2009 Galway city based agent Property Partners Maxwell & Heaslip is preparing for its September auctions tomorrow in the Imperial Hotel in Eyre Square. Two more properties are expected to go under the hammer in what is expected to be a busy afternoon for the local agents.

The first of the autumn auctions will see two different types of property go under the hammer in what director James Heaslip promises to be an interesting afternoon. “The two properties offer a mix which will appeal buyers from two completely different demographics, as both properties are poles apart in every possible way,” he said. “However the one thing that both of the properties have in common is that they are very attractively priced.”

The first property to go under the hammer is No 106 Altan, a wonderful two bedroom apartment in a recently constructed modern development on the Western Distributor Road. Consisting of c800sq ft of living space, this ready to go apartment is wonderfully finished with a fully fitted Shaker style kitchen, wood floors, and extensive tiling. Both bright and spacious, this delightful second floor apartment is being sold to include top class fixtures and fittings, electrical appliances, furniture, and has the benefit of underground parking. “We believe that this particular apartment offers an excellent opportunity for anyone looking to put a foot on the property ladder,” said James Heaslip, who is handling the sale. “It is ideal as a first time buyer home which is in perfect condition and ready for immediate occupation. On top of being well located and really well presented, it has a very attractive guide price, as the current owners are really keen to sell and hope to do so next Friday.”

Elma Shanahan of Independent Trustee Company Ltd, Harmony Street, Dublin 2, (01 6611022 ) will handle the carriage of sale.

The second offering to the market is Corrib House, Waterside, Woodquay, situated in the centre of Galway city. A splendid period residence in a location which is absolutely second to none, this large property extends to more than 3,150sq ft of living space and occupies a large corner site with virtually every room having ravishing views directly onto the Salmon Weir and its surrounds. In close proximity to Courthouse Square and the Town Hall Theatre, Corrib House is just removed enough to avoid traffic and the hustle and bustle of the city centre. The interior of the house is imposing with fine reception rooms and 12-feet ceilings. Original fireplaces are in situ, as are shutters and sash windows. A side entrance gives access to an enclosed walled garden with several outbuildings. In need of renovation, this property has wonderful potential for restoration either as a substantial family home or possible commercial use, or even combination of both.

According to Mr. Heaslip the property is different. “The property dates from the early 19th century and has an event filled history which you can sense the minute you step inside the door,” he said. “It is rare to see a property such as this coming to the market with all the original features still in place — the high ceilings, gorgeous sash windows, antique fireplaces, the secluded secret garden — but then you add the unreal location and the fabulous aspect… it really is something special.

“A couple of years ago when the market was at its peak this property would have had every speculator or property tycoon banging our office door down looking to buy it and we could have named our price. But things have changed and it is a sign of the times where we can offer this prime property to the market with an extremely attractive guide price of €850,000. It is certainly a great time to be a buyer!”

Michael Molloy, C/O Blake & Kenny, Francis Street, Galway, will handle the carriage of sale.

The auctions will take place tomorrow at 3pm in the recently refurbished Imperial Hotel, Eyre Square, Galway. Further particulars in relation to this auction can be had from Alan Maxwell or James Heaslip of Property Partners Maxwell & Heaslip at (091 ) 565261.
