In 2024, O'Donnellan & Joyce auctions maintained its stronghold as a highly effective method of property sale, experiencing continued success. The company held eight livestream property auctions this year, achieving over €18 million in auction sales. The collaboration with David Brandt Studios persisted, providing a seamless live stream of O'Donnellan & Joyce auctions online.
The options to bid via phone or online remained popular as it allowed all bidders to do so from the comfort of their own homes or from across the world, bringing O’Donnellan and Joyce to international audiences.
Throughout the year, the range of properties on offer extended from Galway city and county to locations spanning Dublin, Sligo, Donegal, Monaghan and as far as Wexford. Sales were not confined to specific regions, as reports of successful transactions emanated from all four provinces.
Colm O'Donnellan, the auctioneer and senior partner at O'Donnellan & Joyce, emphasised the enduring success of their auction method. The adaptability and widespread appeal of this method continued to make waves in the real estate market in 2024.
Eight live streamed auctions were held throughout the year, as well as a number of online-only auctions on the Offr bidding platform. Both bidding platforms achieved very successful results and below are some of the properties which sold tremendously well and attracted enormous interest.
The first auction of the year kicked off on February 23 with lots listed throughout Galway city and county as well as from Dublin to Donegal. Galway city property No 12 Canal Road Lower was the highlight of the auction, guiding €465,000 and selling for €510,000, set overlooking the canal, it is easy to see why this property proved to be the highlight of the day. Investors were also online trying to secure investments in Dublin and Kildare, with a terraced residence sold with tenants insitu at No 17 Swiftbrook, Tallaght, Dublin selling for €180,000 and an extended semidetached residence at Lakeside Park, Kildare selling prior to auction for €250,000.
With the first auction of the year being a huge success the trend continued for O’Donnellan & Joyce throughout the year which saw properties such as No 19 College Road, Galway city, a nine bedroom former bed and breakfast, selling for €950,000, although requiring modernisation it attracted huge interest due to its prominent location next to a number of well established bed and breakfasts close to Eyre Square. With Newcastle always being another popular and prime location for both investors and owner occupiers, in October the agents placed No 63 Lower Newcastle under the hammer, comprising a commercial / residential premises with full renovation required, listed with a guide of €330,000, it achieved a remarkable figure of €500,000.
O’Donnellan & Joyce auctions saw a large number of cash investors registering to try to secure properties which required renovation. The agents confirmed that these properties would ultimately be suitable as potential investment properties and were situated in some of the smaller towns throughout the country such as Henry Street, Castleblayney, Co. Monaghan where they offered a 3 Bedroomed terraced property in the heart of Castleblayney which required a full make over, this attracted a number of investors, guiding €95,000 and the hammer fell at €119,000. No 41 Orchard Court, Blackpool, Cork saw a savvy investor secure an already tenanted apartment for €70,000. The agents believe the bargain of their April auction was a three bedroom semidetached at Castle Avenue, Swords, Co Dublin, was sold with vacant possession to an investor for €360,000 and was ready to go.
The auction process proved hugely successful not only for residential properties but also for commercial properties where in May the agents witnessed two investors chase a mixed use commercial property at No 138 Sundrive Road, Crumlin, Dublin 12 which was a ground floor commercial unit with three residential apartments overhead, offered fully tenanted and contained potential to generate a high yield. The listed AMV was €385,000 and it was sold for €405,000. The sale of zoned lands were also hugely successful and in particular lands at Clonmore, Mullingar where in June 54 acres with 35 acres zoned industrial created enormous interest from two local parties, with bidding opening below the listed AMV of €650,000 and after a period of frenzied bidding the hammer eventually dropped at €1.35 million.
Back in Galway city the agents witnessed fast paced bidding in August when Cunniffes, Clonboo was placed for auction on the Offr online digital platform, a well known landmark premises comprising mixed use commercial standing on a large site of 1.2 acres offering huge potential for further development. The property had a listed AMV of €900,000 and with three interested parties chasing the property it was eventually sold for €980,000.
