O’Donnellan & Joyce auctioneers is a market leader in Galway city and county

2024 continued to be an incredibly aggressive sales market throughout the year with high demand levels across all areas of Galway city and county. Majority of demand still continues to be from owner occupiers & first-time buyer demographics with several key trends identified.

Due to a continued lack of supply to meet the current demands, a notable trend is the performance of all residential locations within the city and county, not just traditional hotspot in-demand locations such as Oranmore, Renmore, Salthill, Knocknacarra and Barna.

This is further heightened due to the flexibility and willingness of buyers to seek properties in several different locations, as well as considering different property options whether for a large freehold property or a similar option in a quality apartment complex.

Work-from-home options and changing demographics with a continuation of purchasers relocating, internationally and domestically, has lead Galway city and county to be looked more and more under the one lens as opposed to sole fixations on particular locales.

One of the key trends noticed throughout the year is the ever increasing demand and desire to acquire a home in as close to turnkey condition as possible with high energy ratings. These types of properties are seen as good alternatives to new build developments, which are limited in options, allow buyers to avail of green mortgage options and allow new owners to move in immediately upon purchase with little-to-no work required. These high quality homes have seen strong levels of demand and typically outperformed all expectations.

The forecast for 2025 is expected to be similar to recent years with high levels of demand outstripping supply. The expectations of further new home development projects should help relieve the stock of housing but will still be limited and demand levels are still incredibly high. This will likely further culminate in these high-quality second homes being sought-after even more so from buyers seeking ready to live in residential homes.
