Fewer than 700 homes for sale across Galway

Over the past four years the number of second-hand homes for sale in County Galway has almost halved, with similar housing stock within the city limits falling by nearly one third.

A new report by auctioneers Sherry Fitzgerald shows there were only 680 existing homes for sale across Galway in January.

Although winter months are traditionally slow for house sales, these figures indicate a massive 42% decrease for County Galway compared to pre-Covid January 2020, and a stark 29% fall within the city limits.

Meanwhile, population change across Galway between the censuses of 2016 and 2022 shows a 7.3% increase to 278,000 inhabitants. Only 65 new dwellings were completed in Galway city in 2023, and 499 in County Galway.

There are currently 165 houses for sale in Galway city, and 515 in the county. This represents 0.5% and 0.7% of the total private housing stock respectively, according to the figures provided by SherryFitz.

In January 2024, only 11,050 second-hand properties were listed for sale nationwide, representing a mere 0.6% of the entire private housing stock in Ireland. This latest analysis reveals a significant 27% decline in available properties for sale since January 2023, and a more pronounced 46% drop across Ireland compared to January 2020.

Sherry FitzGerald’s analysis reveals substantial declines in housing stock in all regions since 2020. Ulster experienced a 53% reduction, Munster saw a 50% decrease, Connacht 49% down, and Leinster witnessed a 40% drop over the four-year period.
