In 2023, O'Donnellan & Joyce auctions maintained its stronghold as a highly effective method of property sale, experiencing continued success. Holding eight livestream property auctions this year, which have been a favourite, demonstrated resilience and growth, achieving over €16 million in auction sales. The collaboration with David Brandt Studios persisted, providing a seamless live stream of O'Donnellan & Joyce auctions online.
The options to bid via phone or online remained popular as it allowed bidders to do so from the comfort of their own homes or from across the world. Bringing O’Donnellan and Joyce to international audiences.
Throughout the year, the range of properties on offer extended from Galway city and county to locations spanning Donegal down to Tipperary and Mayo to Dublin. Sales were not confined to specific regions, as reports of successful transactions emanated from all four provinces.
Colm O'Donnellan, the auctioneer and senior partner at O'Donnellan & Joyce, emphasised the enduring success of the auction method. The first of eight auctions in 2023 kicked off on February 24 which saw the last auction to be held the Harbour Hotel with 15 properties for sale and resulted in a total sales figure of €2.5 million.
Highlights of the auction included The Phoenix, Kinnegad, Co Westmeath, a two storey terraced building with 16 bedrooms that previously traded as a guesthouse. It came to the market with an AMV of €195,000 and sold for €270,000. The Cottage, Kinnegad, Co Westmeath, a detached commercial property with a residential unit to the rear, also attracted a substantial number of bidders. It came to the market for €150,000 and sold for €225,000.
Friday, April 14 saw another 13 properties go under the hammer, with one of the highlights being 1 Priests Lane, Carrick On Shannon, an end-of-terrace corner building comprising two individual units. This property generated an exceptional number of bidders. It was presented to the market for €120,000 and was sold for €180,000. One of the Galway sales was 39 Arasain Na Mara, Salthill, an excellent third floor apartment located just off Salthill Promenade, which went under the hammer with a reserve of €190,000 and was sold for €220,000.
The auction on May 5 sold over €1 million worth of property. Undoubtedly the highlights of this auction included 3 Rockview Park, Arklow, a two bedroom ground floor apartment situated within a small apartment complex close to Arklow South Quay. No 127 Ath Lethan, Racecourse Road, Dundalk, a three bed apartment located in a modern apartment complex, was offered for €110,000 and sold under the hammer for €165,000.
The June 15 auction saw 14 properties being sold under the hammer. No 2 The Mall, Ballyshannon, a three bed semidetached split-level residence with garage guiding €85,000, sold for €116,000. No 12 Ard Na Greine, Athlone, was the true highlight of the June auction as it attracted 12 bidders who went head-to-head leading the property to sell for an exceptional €90,000 over its AMV of €100,000.
Grossing €2.6 million, the July 21 auction saw 15 properties going under the hammer and was filled with sales in some of the border and midland counties. No 66 Wellesley Manor, a substantial detached home that had been extensively damaged and required major renovation inside, did not deter bidders. This property attracted many bidders and was sold for €400,000, far exceeding its reserve price of €310,000.
The September 22 auction generated €4 million in sales with more than 30 properties going under the hammer, making it the biggest auction of the year. The highlights included Ballyrameen Lower, Castlemaine, Co Kerry, a four bed detached residence standing on a large site of circa one acre, which drew the interest of four bidders. After intense bidding the lot sold for €245,000, far exceeding its reserve of €160,000. Another excellent property was a former Garda station and residence at Kiltullagh, which comprised a detached bungalow on a substantial site with an adjoining office. This excellent opportunity generated a lot of interest and was sold for €240,000.
The penultimate auction of the year took place on November 3, grossing €2.5 million and saw 19 properties throughout Ireland from Galway to Donegal to Dublin all being sold. There were many excellent properties showcased in this auction. The main highlights were the former Garda station, Bunbeg, Co Donegal which garnered substantial interest and prompted Bryan Dobson to have an interview with Colm O’Donnellan. This lot was put on the market for €30,000 and after some very intense bidding, it sold for €85,000. Another prominent lot was a filling station with substantial forecourt at Tuamgraney, Scariff, Co Clare. With six bidders all interested and eager to take this lot off the market, it was sold for €820,000, a massive €220,000 over its reserve.
The final auction of the year was on December 13 and saw 15 properties throughout Ireland including properties in Galway, Donegal, Dublin, Sligo, Kerry, and Tipperary. This auction attracted not only local, but also national and international interest. No 4 Abbey Field, Ballaghderreen, a three bed mid-terrace residence, was placed on the market with a very attractive price of €60,000 that drew eight very interested bidders. It was sold for €88,000. No 6 Leathanmor, a three bed semidetached dormer bungalow also enticed much interest with its price of €65,000. After intense bidding from six bidders, the property was sold under the hammer for €115,000.
