O’Donnellan & Joyce launch new development in Moycullen

AN DOIRÍN, BALLYQUIRKE, MOYCULLEN, CO GALWAY

Castlestar Developments, in conjunction with O’Donnellan & Joyce Auctioneers, have successfully launched a range of A rated energy efficient homes in mid-September.

An Doirin (the little Oakgrove ) is an "exceptional development of 34 architecturally designed, bright, spacious and stylish two, three and four bed homes" by O’Neill O’Malley Architects.

The development is in the heart of Moycullen village on the west side of Galway city with everything within easy reach.

Niall Browne of O’Donnellan & Joyce Auctioneers says the response for the two and three bed properties has been "incredibly positive" since launching, with interest primarily from first-time buyers and those looking to trade up or downsize.

As a result, all available three-bed end-of-terrace units were booked within the first week, leaving only one three-bed duplex remaining.

In addition more than half the two-bed terraced units have been booked.

O’Donnellan & Joyce still have available some four-bed terrace and end-of-terrace units, along with several two-bed duplex units.

The properties are being sold off plan and range in price from €325,000 to €485,000 and measure 85sqm to 145sqm.

Agents say each home has been thoughtfully crafted for modern day living, combining style and comfort, and comes with one allocated parking space.

The central village location boasts an array of local services and amenities that make it the ideal place to put down roots.

Doirín has been carefully designed to create a strong neighbourhood and to provide a sense of community and space. Situated on an elevated site, residents will benefit from spectacular views over the stunning River Corrib and local landscape.

Each house is less than a two-minute walk away from the landscaped green open space that forms the heart of the scheme. There is also a playground within the parkland area that will have wildflower meadows and woodland tree trails.

An Doirín’s central village location provides connectivity to local services as well as being a short 10km (seven minutes ) commute to University of Galway, University Hospital Galway, and other employment hubs in the western suburbs of Galway city.

There are several excellent national and secondary schools in the area, along with easy access to many third level facilities.

Local retail facilities and services are available within 100 metres to the west at the Cearnog Nua Shopping Centre on the church road which boasts a SuperValu supermarket, pharmacy, coffee shop, and additional services can be accessed at An Furán and throughout the village which hosts a weekly farmers' market. A new Lidl store is also planned for the village.

There is also a host of GAA, soccer, tennis, basketball, swimming, badminton, equestrian, sailing, cycling, golf and athletics clubs within the surrounding area.

An Doirín is registered with the Help to Buy (HTB ) scheme and first-time buyers may currently avail of up to €30,000 of tax refund, if they qualify. Each home is covered by a HomeBond 10-year structural guarantee scheme.
