Maolchnoc – Galway’s newest neighbourhood, now released

Galway developer O’Malley Construction (Ballymoneen ) had just released to market its latest development, Maolchnoc, located on the Ballymoneen Road. O’Malley’s has helped shape many communities in Galway over the past 50-plus years of building residential developments throughout the city.

Maolchnoc offers a range of spacious three and four bedroom house styles, all built using traditional methods, to the highest standards, as well as modern one, two, and three bedroom apartments/duplexes. The scheme will comprise 242 units in total, built over a number of phases, and follows the recent completions of developments by O’Malley’s in Reilean, Tuairín, and Cúirt Bhoirne, all located in the Roscam area. O’Malley’s has also just finished a large south Dublin scheme located at Clonskeagh. This included large houses and apartments in the 100-plus unit development at Ardilea Crescent.

The houses at Maolchnoc have been designed by McCrossan O’Rourke Manning architects and include a brick front elevation with granite stone window sills and heads, private parking facilities on cobble-lock paved driveways for two vehicles, and private back gardens with external gated access, to all houses.

The latest standards of construction will be supplemented with concrete floors and stairs to the upper floor, which gives greater sound proofing and fire resistance. Underfloor heating is also being provided on the ground floor which will complement the main air source heat pump system and ensure a BER of A2 for each house. This is achieved through additional insulation, airtightness, ventilation controls, and a highly efficient heating system providing 24/7 hot water and advanced user controls. All houses are wired for future installation of a car charging point on the external wall.

Internally, the layouts are focused on providing bright, usable, living spaces with generous storage and comfortable surroundings. Each home comes with a fully tiled main bathroom and separate en-suite off the main bedroom. The interior designed kitchen comprises a timber structure, painted wood doors, and an option to choose between laminated worktops (included ) or natural stone/quartz (upgrade option ). The kitchen and tiling, as seen in the show house, is included as standard for each house.

The local area benefits from some of Galway's best known amenities – Barna Woods, Silverstrand beach, Salthill Promenade, golf clubs, and many other indoor and outdoor amenities, providing residents with an instant sense of a community. The scheme includes a creche and commercial units for on-site convenience. The nearby Western Distributor Road provides good transportation links to the city centre, hospitals, and nearby Gateway Shopping Park along with excellent public transport options in the area. Local shopping options include Dunnes Stores, B&Q, Harvey Norman Lidl, and Aldi. Cappagh Park is a wonderful outdoor facility for various activities.
