Shortage of new homes in 2021

O’Donnellan & Joyce is the leading new homes agent in Galway and has finalised the sale of seven housing estates in the city and county with some 185 new homes and apartments sold in 2021. The demand for new and BER ‘A’ rated houses are at their highest levels, with first time buyers benefiting from the help to buy scheme and the lack of supply of second hand homes. The ability to work from home has seen a large number of people and families relocate to Galway city and county which seems to be a popular trend due to the easier pace of life that Galway has to offer.

Estates that have completed and are nearing completion include the following.

Galway premier builder O’Malley’s completed the last phase of Reilin, and phase 1 of Cuirt Bhoirne, in Roscam are completely sold. Registration of interest for phase 2 is available which will comprise a limited number semidetached and detached homes which will be launching in early 2022.

Gleanntan Na hAbhainn, Craughwell, was constructed by highly regarded JRBOC Construction which included 32 luxury homes located within 500 metres of Craughwell village. The last two houses are nearing occupation in what has been an extremely popular estate. Most of the home owners were first time buyers and others who have moved to Craughwell to bring their families up in this lovely rural village which is close to the Galway city.

Reddington Woods offered 15 exclusive detached homes found within a leisurely stroll of Clarinbridge village. The houses have been finished to the highest of standards with beautiful attention to detail throughout. Cormican Development has certainly proved popular with a number of families relocating from Oranmore and Dublin who want to live within seconds of the village.

Caislin, Dyke Road, offered three luxury detached houses constructed by Gerry Burke Construction with panoramic views over the Corrib. The houses are nearing completion for their new owners who will enjoy the best of country living while being located within one mile of Galway city centre.

The second phase of Coill Ard in Moycullen is due for completion in early 2022 with two new three bed semidetached houses remaining throughout with joint agents O’Donnellan & Joyce and DNG Martin O’Connor. Local Moycullen builders Solemia Construction are renowned for exceptional standards. Sales have been very good with two houses remaining.

Rinn na Mara, Kinvara, Co Galway, is a stunning small estate of 10 semidetached and detached homes located within a leisurely stroll of the village. Phase 1 has sold and phase 2 is due to launch in early 2022. High levels of demand are expected for the luxury estate in the beautiful coastal setting of Kinvara.

Premier builder O’Malley Construction has started construction of 238 luxury houses and apartments on the upper Ballymoneen road in Knocknacarra, due to launch in 2022. The estate will include a variety of choices and will be constructed to O’Malley's high standard. The company has an excellent reputation throughout the Galway city over the last 30 years. Located just 5 kilometres from the city centre, this exciting new development is within easy access of all major facilities and will provide the ultimate new home in an attractive location.

Phase 2 of Cuirt Bhoirne, another O’Malley Construction development, is also due to launch in 2022 which is eagerly anticipated.

O’Donnellan and Joyce has been favoured with the sale of Vicars Coral in Tuam, Co Galway, by Comer Group Ireland. This development is due to launch in the New Year and will offer seven semidetached and terraced houses in phase one and a further selection of similar houses in phase 2.

Four large detached houses are due to be offered for sale in Craughwell village, Co Galway. Kinport construction, which recently completed the sale of highly sought after estate of Dun Eibhir in Furbo, is launching these exclusive homes which will comprise over 200sq m modern A2 rated homes.

In Oranmore O’Donnellan & Joyce is due to launch a small number of semidetached and detached homes in the Oranhill estate. Limited numbers are available due to current bookings with two four-bed semidetached and one detached house remaining to launch in early 2022.

O’Donnellan & Joyce is currently in discussion with a number of other builders throughout Galway, in particular Moycullen, Barna, and Oranmore which will see new estates coming on stream.
