With its most recent successes in the auction room one of Galway city’s most progressive property groups is set to build on its remarkable momentum over the summer months. Having had some great results recently, city based firm Property Partners Maxwell & Heaslip appears to be leading the way when it comes to auction results and is now launching its latest offerings to the market with four diverse types of properties.
The latest of the company’s summer auctions will see four completely different types of property go under the hammer in what director Alan Maxwell promises to be an engaging event. “All the properties which we are promoting will appeal to a range of buyers from across the spectrum. The one thing that the properties have in common is that they are very attractively priced. We have advised our vendors that if they want to sell in this turbulent market then the property they are selling must be priced keenly. Our recent results show this is the case and as long as a property offers good value then it will sell.”
The first property to go under the hammer will be No 7 Nuns Island. Built in the late 1800s, this beautiful three storey residence has been very well maintained over the years, with some lovely original features. This is evident the minute you walk into the property, with the quarry tiled hall floors and oak staircase set well back from the front door. The front living room boasts an elegant slate inlaid fireplace with tiled inserts set off by a gleaming polished brass fire hood. To the rear of the living room a comfortable dining room or family room also has an open fireplace made from Malbay stone. A bright and well fitted kitchen is perfectly functional although new owners may choose to install a more streamlined version. The red quarry tiles are carried through the hallway and kitchen into the downstairs shower room/wc which has an electric shower and a heated towel rail.
The stairs to the upper floors are well lit with large sash windows, and to the front of the first floor level a large living room stretches to the width of the house and has two full length windows looking across to the charming Galway Arts Centre Theatre. This room also features a splendid antique slate fireplace. A double bedroom with built in wardrobes and a large family bathroom with a separate shower and bath are adjacent, as is a large walk-in hotpress. The second floor offers three further bedrooms, two good doubles and a smaller single, all with built in wardrobes and vanity units. Two of the three bedrooms have wash hand basins. Outside, to the rear is an external utility room (which is fully plumbed and also houses the central heating boiler ) and a well kept garden shed with lots of storage space.
The garden is lovingly tended and planted with a profusion of shrubs and flowers and a good sized patio adjacent to the house is perfect for al fresco summer dining. The rear of the garden looks directly onto the swiftly flowing Corrib as it surges towards O’Brien’s Bridge and the open sea. A charming stone balustrade and a long bench provide a wonderful hidden bower in which to while away summer evenings and contemplate your good fortune in living in such an idyllic setting. James Heaslip, who will handle the sale, comments: “Properties such as this rarely come to the market and I believe it will appeal equally as a perfectly kept family home or as a fine property suitable possibly for commercial usage”. The AMV is €495,000 and the property can be viewed by appointment or at the open viewings every Saturday between 1pm and 2pm. The solicitor handling the carriage of sale is Michael Molloy of Blake & Kenny Solicitors, 2 Francis Street.
The second offering to the market is a site situated in one of the city’s most sought after residential locations at Rockbarton North in Salthill. Having recently been granted outline planning permission for a detached house, this site is one of two sites which are surrounded by mature trees and are located just off Salthill Promenade and within walking distance of Salthill village. Rockbarton North has long been regarded as one of Galway's most sought after locations. The vendors previously had planning for four detached homes which have now been altered to two, with independent access onto Rockbarton Road, making for a rare opportunity to build in this wonderful mature location.
All indications are that a substantial detached home will be allowed on the large site which comprises c.0.33 acre. James Heaslip, who is also handling this sale, remarks: “This is a truly outstanding property and with the outline planning permission that’s now on the site, it makes this a very attractive proposition for anyone wishing to build their own home which they can design and put their own stamp on. The fact that everything a family could want regarding amenities is all within a stone’s throw will surely attract a lot of interest — Leisureland, Galway Golf Club, Salthill GAA Club, The Prom, Blackrock, good restaurants, pubs, shops — its all there! It’s second to none when it comes to location.” The AMV is an attractive €650,000 and further details can be obtained by contacting James Heaslip. The solicitor with carriage of sale is Michael Molloy, C/O Blake & Kenny, Francis Street, Galway.
The third property to be offered to the market is No 2 Radharc Na Farraige, part of a delightful small development of mixed type housing in a quiet, attractive setting, featuring cobblelocked access roads and no through traffic. Appealing in a large way to both first time buyers and family units, this broad area combines relative ease of access to the city proper with close proximity to excellent recreational and leisure facilities and benefits greatly from its close proximity to the beautiful Silver Strand, Barna Woods, and Rusheen Wildlife Reserve. The front door opens into a long entrance hall with two windows providing excellent natural light. Solid maple floors are hardwearing and low maintenance. A tiled guest wc, cloaks closet, and hotpress provide good storage space. Living and bedroom accommodation are in two separate wings, an ideal arrangement for a family setup. The large, sunny kitchen/dining room has a full range of light maple Shaker style units, with integrated stainless steel oven and ceramic hob, fridge freezer, and dishwasher. The floor features warm terracotta tiles, complemented by similar small tiles around the work areas. Extra storage presses are in the utility which accommodates the washer and dryer. Double French doors open onto the fully walled back garden with a large paved patio area. The living room leading off the kitchen also has double French doors to the garden and is a fine sized space with polished limestone fireplace and an attractive cathedral style ceiling with solid timber beams. Floors in this room match the hallway. At right angles the bedroom wings offers two large double bedrooms, both en suite, and two smaller bedrooms. The family bathroom is fully tiled in a smart cream and tan marble effect scheme with all white fittings. The master bedroom has French doors onto the garden and a good sized en suite shower room with a nice marine theme in blue and white tiles. All bedrooms have generous wardrobes.
James Heaslip, who is handling all enquiries for this impressive home, comments: “It’s got lots of appeal. There’s plenty of space for a growing family and having everything on one level is a boon for families with both younger and older members. The fully enclosed back garden is both sunny and private and a nice touch is the wide double access gate to the side, allowing for secure off street parking. It really is unbelievable value with an AMV of €295,000. At this kind of money, it offers an opportunity for the first time buyer to skip the traditional starter home and go straight into a family residence in an excellent location”. Open viewings will commence on Saturday next from 3pm to 4pm. Damhnait McLoughlin of DM O’Connor solicitors will handle the carriage of sale.
The final offering is a wonderful chance to acquire a bungalow in a secluded, picturesque location just a short distance from Galway city and all its amenities. Cloonmore, Roscahill, is a short drive from Moycullen village which has grown in recent times to include some of the finest range of shops, restaurants, and facilities. The area is predominately rural and is also a five minute walk from Lough Corrib and the public pier at Knockferry, giving easy access to some of the finest fishing in Europe. This four bedroom bungalow, which was built three years ago, has everything to offer as a family home or would make the perfect bolthole to get away from it all. The property has been built to a high standard, and has all mod cons along with a spacious mature garden area. Two of the four bedrooms are en suite and there is a lovely conservatory and patio area to the rear. The agents have priced this property to sell, and expect there to be great interest when open viewing commences on Sunday May 24 between 1pm and 2pm. Director Alan Maxwell, who is handling this sale, comments: “With an advised minimum value of €250,000 it would be hard to envisage being able to buy a site, obtain planning permission, and build at that sort of money”. This property can be seen by driving to Moycullen village and taking the church road to Knockferry via Tullykyne. Just before Knockferry take the left hand turn at the cross, and just 300 m away could be the home you will buy.
The auctions will take place on Friday June 26 at 3pm in the recently refurbished Imperial Hotel, Eyre Square, Galway. Louise McGovern of Margetson & Greene solicitors, Dublin, will handle the carriage of sale. Further particulars in relation to this auction can be had from Alan Maxwell or James Heaslip of Property Partners Maxwell & Heaslip at (091 ) 565261.
