A new way of living for Galway

Burkeway Homes is offering to the market the latest phase of new homes at its Fánan development at Letteragh Road, Galway. The Blake comprises luxurious, spacious, and bright one, two, and three bedroom apartments and two bed penthouses contained within four separate three storey buildings, each with a set-back penthouse level.

This follows the phenomenal success of Phase One at Fánan where all 46 quality three and four bedroom houses sold out in quick time with the first of the happy purchasers currently moving in.

Careful consideration has gone into the concept and design of these new apartments, guaranteeing they are homes for life and really are ‘a new way of living’. Most apartments benefit from dual aspect, extra high floor to ceiling heights, large balconies, and extensive internal storage as well as storage locker facilities on the ground floor.

All homes at The Blake are significantly more spacious than competing apartments with one beds ranging from 640sq ft to 770sq ft, two beds from 915sq ft to 1,040sq ft, and three beds extend to 1,160sq ft. They offer well proportioned rooms cleverly designed with multifunctional living on one floor plate which delivers optimal use of space.

Each comes with innovative home heating system which delivers comfortable cost effective living with minimal maintenance. All homes will achieve a BER A rating.

The Blake is part of the large development at Fánán which in total comprises 101 homes. It is located on Letteragh Road in an established suburban area on the west side of Galway city, approximately 2.5km to the city centre, close to UHG, NUIG, Salthill, shops, schools, and all services including major bus routes.

A major attraction for Fánán, together with the location, is the quality amenity spaces in the development, with ample landscaped, open green spaces, pocket parks, an all weather playing surface, and children’s playground all on site.

First time buyers at The Blake may qualify for the Help to Buy Scheme, which was enhanced last year. Qualifying purchasers could now be eligible for a tax rebate of up to 10 per cent of the value of the property, subject to a maximum of €30,000. For example, for a two bed apartment at €290,000, first time buyers could avail of a tax rebate of up to €29,000 that can be used towards their deposit. The scheme is due to expire at the end of 2021.

For many servicing a mortgage will be substantially cheaper than the rent for a comparable home. For example, the cost of a mortgage for typical purchasers who are first time buyers and qualify for the Help to Buy Scheme could be in the region of €905 per month (based on a 35-year term, 90 per cent loan to value with a two year fixed interest rate of 2.3 per cent ). This is substantially less than the current rental cost of approximately €1,600 per month for a similar new A rated two bedroom furnished apartment in the locality.

Michael Burke, MD of Burkeway Homes commented: “We are delighted with the interest shown and early take up in The Blake at Fánán since we softly released details to the market at the end of last year. Our aim was to deliver to the Galway market a real, viable, alternative to the traditional semidetached home at affordable prices. We are confident that we have achieved our objective in that regard, and we are proud of what we have created at The Blake.”
