The auction team at well known auction house O’Donnellan & Joyce in Galway city are preparing final details of their upcoming nationwide property auction which takes place virtually on Friday September 18, commencing at 12 noon.
With more than 40 properties currently listed in the upcoming catalogue, there is value and variety on offer throughout Galway city and county and further afield. Property viewings take place twice weekly on all Galway properties and booking in advance is required to ensure that social distancing and health and safety measures can be maintained. Given the latest restrictions imposed by the Government surrounding social distancing and the Covid-19 pandemic, the hotel venue and the auction house have made the decision jointly to host the property auction in a new fashion. There will be no live audience in attendance, but the auction will proceed as normal. Auctioneer Colm O’Donnellan will be on the podium directing the auction and accepting bids from his team of phone and internet bidding staff, who will be in direct communication with those who have expressed an interest in purchasing a property and registered in advance to bid at the auction.
Prior to the auction, interested parties are reminded to engage with an engineer and conduct a property survey. The registration process could not be any easier. Simply visit www.odonnjoyce.com and click on the ‘register to bid’ button. Enter your personal contact details, details of the lot you wish to bid on, and details of the solicitor you have appointed to handle the purchase on your behalf. Valid proof of ID and address will be required to complete the registration, and either a scanned document or a photo of your credentials can be uploaded through the system. A €50 bidding fee applies to all remote bidding applications and this can be paid immediately via debit or credit card. Once your bidder registration is complete, you must transfer a booking deposit to the auctioneer’s clients account. The level of deposit required depends on the value of the property that you wish to bid on. Any property valued between €5,000 and €150,000 will require a deposit of €4,500, while properties valued between €150,000 and €300,000 will require a €7,000 deposit. Higher valued properties with an AMV over €300,000 will require a booking deposit of €10,000 to be transferred to the auctioneer prior to the auction commencing. Those who are unsuccessful at the auction will have their booking deposits returned to them within five working days.
All bidders are reminded that once the auction hammer strikes the podium, the bidding for that lot is concluded and the highest bidder is deemed the successful purchaser on the day.
If you are a successful bidder at the auction next Friday, the auctioneers will execute contracts for sale on your behalf. Your bidding deposit will go towards the 10 per cent deposit that is required to complete the sale on auction day. Once the auction has concluded, a member of the O’Donnellan & Joyce auction team will be in touch with you to walk you through the final steps of concluding the sale.
