City auctions set to cause a stir

Two excellent properties are to be offered for sale by public auction tomorrow in what should give an excellent indication of the property market in the city. The spring-time auctions will see two very different properties go under the hammer in what director James Heaslip promises to be an engaging event.

“Both properties offer a mix which will appeal to a range of buyers from across the spectrum, but the one thing that the properties have in common is that they are very attractively priced and have generated unprecedented viewings between them,” Mr Heaslip said.

The first property to go under the hammer will be No 11 The Waterside in Woodquay. Overlooking the waterside and the Salmon Weir, this type of property rarely comes to the open market and will surely attract anyone seeking a city centre home with a stunning outlook. A mid-terrace residence, this property will undoubtedly need some money spent on it in order to bring it up to modern standards. Being sold with the benefit of a large rear garden, with a back entrance, this prime residence has a very reasonable AMV of €480,000 which will surely make this a very attractive purchase. Properties in this area have changed hands in recent years at substantially higher prices and the agents are confident that Emma Cummins of Lewis C Doyle & Co, who will handle the carriage of sale, will be dealing with a very lucky buyer after this auction.

The second property to be offered to the market is a truly wonderful architecturally designed residence located west of Galway city on the Old Cappagh Road. Recently constructed, this executive style residence has been completed to an exceptionally high standard throughout. Standing on a site of c0.6 acre with beautifully manicured gardens and landscaped grounds surrounding the property, this extremely bright and spacious family home is being sold to include a large bright and modern walnut kitchen with beautiful polished porcelain tiling, black granite worktops, recessed lighting, and solid oak floors. Externally the property is equally impressive with its own private stream running to the rear of the garden. Guiding at an unbelievable AMV of €580,000 this is surely the most attractively priced property to be offered to the Galway market for some time. Open viewings of this home have had huge attendances, mainly from families seeking that piece of tranquillity and luxury within easy striking distance of the city and all local amenities.

The auctions will take place at 3pm in the recently refurbished Imperial Hotel, Eyre Square, Galway. Further particulars in relation to this auction can be had from Alan Maxwell or James Heaslip of Property Partners Maxwell & Heaslip at (091 ) 565261.
