O’Donnellan & Joyce auctioneers reports growing interest in its next round of auction properties which will go under the hammer tomorrow (Friday ). With a very strong turnout at open viewings over the last four weeks and countless contract requests from interested parties in both residential and commercial listings, tomorrow’s auction promises to be an exciting day with more than 50 properties up for sale, and the auction room in the Harbour Hotel is expected to be filled to capacity.
For those who cannot make it to the auction in person, a live stream is offered through the website www.odonnjoyce.com Phone bidding and proxy bidding services are also available, but those wishing to avail of these services must register with the office prior to the auction. If you would like to take advantage of the phone or proxy bidding services, contact the office immediately to ensure that your application is processed on time for tomorrow’s auction.
The latest service offering by the local auction house comes in the form of an internet bidding service. Again, prospective buyers must register in advance with the auction team, complete the necessary paperwork, and lodge a deposit for the property they intend to buy. Purchasers can place bids on their phone, tablet, or computer from anywhere in the world, and this new service proved to be popular and successful when rolled out during the September auction campaign.
Colm O’Donnellan of O’Donnellan & Joyce has some last minute advice for any prospective buyers. Firstly, buyers and sellers are advised to arrive at the hotel at least one hour prior to the auction. With registration starting at 11am, the lobby of the Harbour Hotel is usually very busy from this time and any buyers or sellers that have last minute enquiries should allow themselves as much time as possible prior to the auction. The entire auction team from O’Donnellan & Joyce in Mary Street will be on site to answer any questions. Tea and coffee will be served in the reception area, while vendors and solicitors will have private rooms off the lobby with live streams of the auction running throughout the day.
Anyone interested in purchasing a property at the auction is reminded to be prepared prior to the auction. Purchasers should request a copy of the contracts/conditions of sale from the solicitor with carriage of sale of the property or through selling agent O’ Donnellan & Joyce. You should have your own solicitor read through them if you have any queries, and enough time should be allowed to get clarification on any queries. Contracts are now available through the agent's website www.odonnjoyce.com
While there is great excitement in the auction room and there is tremendous value on offer at the nationwide property auction, purchasers are reminded that the auction is a route to purchasing a property and so, should not be taken lightly. Finances should be in place for those with an intent to buy, and buyers are reminded that if they are the highest bidder when the hammer falls, they have entered into a legally binding agreement and must sign contracts of sale and pay a 10 per cent deposit there and then. If you are getting a loan or mortgage to cover the cost of your purchase, make sure you have approval in writing from your lending institution.
This careful advice comes with a wish of the best of luck to all bidding on the day. The best way to ensure you walk away with the property that you desire is to bid early and bid often. As the room is expected to be filled to capacity, those bidding should wave their paddle high in the air to ensure that their bids are not missed by Colm O'Donnellan on the podium.
If you have any questions or would like more information on any of the following properties, visit www.odonnjoyce.com, phone 091 564 212, or email [email protected]. If you wish to register for phone, internet, or proxy bidding, you should do so as early as possible as late registrations are often not processed on time for the auction which commences at 12 noon.
