In another Colleran Auctioneers' successful auction, all but one property old, while another went for €60,000 over its guide price.
It was a case of quality over quantity, said auctioneer Don Colleran, with the auction of three properties attracting so many buyers it was standing room only at the back of the auction room in the Victoria Hotel.
First to sell was 23 Cashel Court, a ground floor two-bedroom apartment in a gated development near Galway Golf Club and 500m from the shores of Galway Bay.
Bidding open quickly at €225,000, but Colleran had to persist for another minute or two until the next bid of €230,000. When two new bidders joined the action, the bids increased in multiples of €5,000 until there were just two young women left bidding at opposite ends of the packed auction. The property was eventually sold for €285,000, some €60,000 over the AMV.
The second property to sell was 43 Lios Ealtain, Nile Lodge, Salthill a three-bedroom owner-occupied duplex apartment tucked away in a small exclusive development in Lower Salthill.
This last sale of the afternoon generated the most excitement. Described by Don Colleran as something special, it was certainly reflected in the bidding. After bidding opened at the AMV of €285,000 with a number of bidders involved, it quickly increased in bids of €5,000 and €2,000 before it eventually sold to the opening bidder for €307,000.
The only property that did not sell was 9 Clifton Crescent, Newcastle. A five-bedroom semi for €260,000 which is rented for €2,000 per month, Don Colleran said it was surprising it was not snapped up, but is now for sale for €260,000.
Commenting after the auction, Colleran said his auction highlighted the demand for city centre properties in established residential areas, in which Colleran Auctioneers has always specialised.
