Rooney's currently has two superb investment properties. No 1 Cross Street is a city centre investment property let on a new long term lease to an excellent restaurant covenant. The tenant, Freshii, is unaffected by the sale and enjoys a long term lease from 2017.
Having completed an extensive fit-out the Freshii restaurant has enjoyed tremendous success since opening. Commercial investments with such a long and secure tenancy are almost impossible to secure. The passing rent is €30,000 and with a price tag of €450,000 it represents a yield of 6.66 per cent to the investor.
The other investment property is the Valeo Vision Systems R&D building in Tuam, Co Galway. The property is let on a 15 year lease from 2014 with a rent roll of €225,000 per annum. Valeo, which employs more than 1,000 people in Tuam, has expended considerable money on the building in recent times. The building is 30,171sq ft set on a site of 3.83 acres and houses the company's R&D department and has almost 400 working in the building. With a price tag of €2.3m it represents a 9.8 per cent yield.
