Phenomenal sales at O’Donnellan & Joyce auction

If ever there was a doubt that the market was in full recovery, it was certainly dispelled at O’Donnellan & Joyce’s auction on Friday March 3.

Some 300 people packed into the Harbour Hotel to bid on properties in O’Donnellan & Joyce’s Wild Atlantic Way spring property auction which had more than 40 properties for sale from Galway city and throughout the western seaboard. Such is the national interest currently in O’Donnellan & Joyce’s auctions that RTÉ has included them in its forthcoming Home programme due to be aired in April, which was filmed on the day of the auction.

Lot 1: No 17 St Joseph’s Avenue, Henry Street, Galway

First to go under the auction hammer was No 17 St Joseph’s Avenue, Henry Street, Galway. This two bedroom townhouse in excellent condition attracted enormous interest prior to the auction at the open viewings. Bidding commenced immediately at €200,000, which was the reserve price, and it was placed on the market by auctioneer Colm O’Donnellan. Over a period of five minutes, bids were fast and furious in an exchange among three different parties, and the auctioneer’s hammer fell at €307,000 to a delighted purchaser and to tumultuous applause from the full capacity crowd.

Lot 2: No 3 Oakfort House, Oaklands, Salthill, Galway

This two bedroom first floor apartment of approximately 600sq ft is situated just off the main Salthill thoroughfare. The property attracted seven different bidders; bidding opened at €150,000 and rose in increments of €5,000 until it eventually sold for €232,000.

Lot 3: No 158 Tirellan Heights, Headford Road, Galway

This three bedroom semidetached house, in good condition and overlooking a large green area, has been refurbished in recent years. The property had a number of first time buyers chasing it. Bidding commenced at €170,000 and increased in increments of €5,000 until it eventually sold to a delighted first time purchaser for €242,000.

Lot 4: No 153 Gort Na Coiribe, Headford Road, Galway

This was a two bedroom former showhouse apartment, located within one mile of Eyre Square and within close proximity of NUIG, UHG, and Terryland Retail Park. Bidding opened at €175,000 and quickly rose in increments of €5,000 and after another 10 bids the property sold for €225,000.

Lot 5: No 90 Rockfield Park, Rahoon, Galway

Detached spacious property, currently in two apartments (two bed and three bed ), located within a short commute of NUIG, UHG, and Galway city centre. This property would prove to be a gilt edged investment property due to its convenient location. Bidding opened at €140,000 and after 40 bids eventually sold for €222,000.

Lot 8: No 19 Millbrook, Milltown, Co Galway

This was a modern end of terrace three bed home in lovely condition, located in just off the N17 in the scenic village of Milltown. Millbrook is a mixture of detached, semidetached, and terraced homes with some retail units. Bidding opened at €50,000 and rose quickly over 23 bids for the hammer to finally rest at €80,000.

Lot 10: No 24 Meadowbrook, Tubbercurry, Co Sligo

A delightful semidetached residence built circa 2006 and located in a small, secluded, cluster of homes in the town of Tubbercurry. Bidding opened at €35,000 and 13 bids later it sold for €56,000.

Lot 11: No 49 Gleann Na Tra, Sandy Road, Galway

A wonderful two bed ground floor apartment, situated in a well maintained and sought after development. No 49 offered a convenient location within walking distance of a host of amenities such as Galway city centre, retail and industrial parks. The asking price was €155,000 and bidding opened at €140,000 but it was withdrawn at €145,000. The property sold after auction for €155,000.

Lot 12: No 2 Springvale, Tubbercurry, Co Sligo

Lovely three bed mid terrace house finished to an extremely high standard and offering the new owner a home that is presented in excellent condition and ready to walk into. This house sold after auction for €50,000.

Lot 13: Augustine House, Merchants Road, Galway

First floor office suite in a prime city centre location, comprising two large offices, one small office, a large reception area, and ladies’ and gents’ restrooms. This property had an AMV of €55,000. Bidding opened at €60,000 and after 22 bids of mostly €1,000 increments, this fine office finally sold for €102,000.

Lot 14: Finn’s Bar, Aughrim, Ballinasloe, Co Galway

A well known public house with ‘old world’ charm, a seven day bar licence, and seating for in excess of 50 patrons. Features included Liscannor paved stone flooring in bar, timber beam ceiling, and a feature fireplace. Fully equipped with sale including all furniture, fixtures, and fittings. Ground floor included living room, kitchen, and bathroom. Upstairs there are four beds, all en suite and fully furnished. Bidding opened at the AMV of €160,000 and it sold immediately at €165,000.

Lot 15: No 11 Esker Pines, Ballyhaunis, Co Mayo

This four bed semidetached property came to the market with an advised minimum value of €50,000. The bidding opened at €40,000 and quickly rose in €5,000 increments among a number of buyers in the room. Bidding reduced to €1,000 increments and finally settled at the sale price of €80,000.

Lot 17: Killymongaun, Ballynahinch, Clifden, Co Galway

Agricultural land of approximately 37 acres located 3km outside Clifden town came to the market with an AMV of €35,000. Bidding opened at €30,000 and after 19 bids sold for €56,000, giving a result of just over €1,500 per acre.

Lot 19: Linenhall Street, Building 1, Castlebar, Co Mayo

Three storey mid-terrace building requiring complete refurbishment. Adjacent to Castlebar Shopping Centre with SuperValu and Penney’s being anchor tenants. This property had an AMV of €80,000 and after 14 bids of small increments it sold for €92,000.

Lot 20: Linenhall Street, Building 2, Castlebar, Co Mayo

The second of two buildings on this street was a terraced three storey building with four apartments overhead. Bidding opened at €130,000 and after 33 bids among phone bidders and bidders in the room, the property sold for €205,000.

Lot 22: Breeogue, Cloonacarrow, Boyle, Co Roscommon

This large unfinished two storey detached house in a rural location is situated behind the parish church, on a site of approximately 1.2 acre. Bidding opened at €40,000 but it was withdrawn from the auction as it did not hit the reserve. It sold immediately afterwards for €53,000.

Lot 23: No 29 Riverwalk, Castlerea, Co Roscommon

Second floor two bed apartment located in the centre of Castlerea town. The apartment is in good condition throughout and would provide an ideal investment property. Bidding opened at €25,000 and it sold within two bids for €30,000.

Lot 27: Caherlavine, Loughrea, Co Galway

Grazing lands of approximately 1.9 acre, on Folio GY71203F, situated close to the Caherlavine roundabout on the edge of Loughrea town. It came to the market with an AMV of €20,000. Bidding opened at €15,000 and after 30 protracted bids it sold for €47,000.

Lot 31: Land at Ballindine, Co Mayo

Good quality agricultural land of approximately 6.1 acres located along the main N17 road between Tuam and Claremorris, on Folio MY15940. It came to the market with an AMV of €45,000 and sold at that price.

Lot 33: JKL Street, Edenderry, Co Offaly

This sale included No 13 JKL Street, which comprised ground floor retail units with five overhead apartments; No 44 JKL Street comprising ground floor restaurant and two apartments overhead; and No 44A JKL Street, which had two ground floor retail units with four apartments overhead. A number of apartments are tenanted, making this sale a great investment opportunity. This property sold immediately at the asking price of €315,000.

Lot 39: No 24 Abbey Court, Killala Road, Ballina, Co Mayo

Semidetached three bed in a small estate off the Killala road, in a countryside setting close to Ballina town centre and Culleens National School. This property sold for €47,000, just €2,000 over the asking price.

Lot 40: College Road, Mountbellew, Co Galway

The final lot of the day was a detached residence of circa 3,000sq ft, with garage to the rear. It is currently divided to accommodate a commercial unit on the ground floor with apartments overhead. Bidding opened at €40,000 and after 28 bids among phone bidders and buyers in house, it finally sold for €97,000 to a delighted purchaser.
