O’Donnellan & Joyce, the west of Ireland’s leading property auction house, is open for registration of properties to be included in the forthcoming Wild Atlantic Way spring property auction on March 3.
“We have already been inundated with very attractive properties being entered into the auction," said Colm O’Donnellan of O’Donnellan & Joyce auctioneers. "Private individuals have placed properties for sale in Forramoyle West and Pier Road in Barna, Seacrest in Knocknacarra, Tirellan Heights off the Headford Road, and Rockfield Park off Rahoon Road in Galway.
O’Donnellan & Joyce's Wild Atlantic Way property auctions are the largest throughout the west of Ireland with properties for sale from Galway up to Donegal and all along the western seaboard right down as far as Kerry.
In 2016, O’Donnellan & Joyce sold a record number of properties by auction with 395 properties going under the auction hammer and 346 lots sold, the highest number sold by any Irish auctioneering company. O’Donnellan & Joyce auctions are held in the Harbour Hotel, New Dock Road, Galway, and are streamed live online throughout the world by Brandt Studios. The auctions attract a tremendous level of interest, not only locally and nationally but also internationally as young Irish people overseas are looking to acquire property at home. Bidding can be done anywhere in the world, while simultaneously watching it live online.
Each property that is placed for auction is valued by O’Donnellan & Joyce at a price that can realistically be achieved. The tremendous thing about the auction process is that the seller has a reserve price (minimum price ). The property cannot be sold unless it achieves that price on the day. Sellers are hoping for competitive bidding so that they can achieve a premium price. The buyers are hoping for the opposite, that it comes in at an attractive price and a bargain can be had. The auction process is open and transparent but it is the market that determines the true value.
Also at O’Donnellan & Joyce’s auction, in the event of the bidding not reaching the reserved price, the highest bidder gets exclusivity to negotiate with the sellers in order to see if a sale can be agreed. In O’Donnellan & Joyce’s auction room, once the highest bid is achieved and the hammer falls, the interested party has 10 minutes to sign the contracts along with the sellers. Then 10 per cent of the sale price is paid down and is non-refundable.
O’Donnellan & Joyce advises that all buyers be satisfied with all aspects of the property prior to bidding. To accommodate all interested parties, each property is open twice a week. Viewings can be held in private so that interested parties can view the property as many times as they like. All properties that are placed in the auction room are valued free of charge.
