DNG Maxwell Heaslip & Leonard offer exceptional value for Connemara properties in July auction

With the arrival of the summer holidays, the auction team in DNG Maxwell Heaslip & Leonard are busy putting together the final touches to their final summer auction of the 2015 series. The July 24 auction sees 30 lots come to the market with the company's usual eclectic mix of properties, with something to suit all types of buyer. The Galway city based auction experts are reporting big turnouts at open viewings and the auction team are delighted with the reaction to the marketing of their latest batch of offerings.

In among the many different lots being brought to the auction floor are three properties in Connemara that will attract those seeking a getaway in the west of Ireland. The three properties, in Claddaghduff and Roundstone, are in areas which have long been considered to be two of the most desirable holiday locations in the country. Auction director James Heaslip reckons that the three lots offer excellent value, and will appeal to those wanting to buy holiday getaways at very attractive prices. “Holiday homes in these areas were certainly priced out of reach for a lot of potential buyers during the boom times," he said. "When the downturn came, it hit the holiday home market very badly and the prices fell through the floor. It's only now that the economy would appear to be recovering that houses in these areas are becoming attractive again, especially with the value that’s out there at the moment.”

“It's only a matter of time before the overseas buyers come rushing back to the west of Ireland holiday home market, especially with the strength of Sterling and US dollar," Mr Heaslip added.

The first of the properties is a detached three bedroom bungalow located in the beautiful surrounds of Claddaghduff, adjacent to the village. This splendidly located property is in an area which is renowned for its numerous white sandy beaches and Omey Strand, over which this property offers uninterrupted views. On a site comprising c0.37 acre, the house at 112sq m is bright and spacious with an open plan living area design. The large picture windows maximise the stunning views over the surrounds and the Atlantic Ocean. Approximately 11km northwest of Clifden and 3km to Cleggan, the area has a host of amazing beaches and attractions. The village has a shop/pub, school, and church all within a short walk. The property is being offered to the market with a hugely attractive guide price of €180,000, with open viewings being carried out on Saturdays between 11am and 12 noon.

The second and third lots are situated in the much sought after location of Roundstone. The first is a magnificent cut stone two storey house in the centre of the village. This end terrace home is in need of some modernisation and affords a wonderful opportunity to remodel in a traditional style. The house offers c100sq m of accommodation over two floors, with an open plan ground floor kitchen/dining area, a living room with feature cut stone fireplace and surround, and three/four bedrooms. The site with the property offers development potential, with outline planning previously granted for the construction of a single dwelling (planning reference 01/1568 ). The gardens have frontage to the main street and overlook Roundstone Bay. The property is being offered to the market with a guide price €175,000.

The third lot will see a second house on the main street in Roundstone come to the auction floor.  It is one of the very few remaining development sites in the town and offers tremendous potential either for residential or possible commercial development purposes, subject to planning permission. The residence is a substantial two storey detached property of c135sq m which is in need of total renovation and stands on a magnificent 0.5 acre site with 26m of street frontage and runs to the seashore at Roundstone Bay. Everything Connemara and this picturesque village has to offer is nearby. This lot is being brought to the market with a guide price of €270,000 and there are open viewings for each of these properties on Saturdays between 1pm and 2pm.
