Property Partners Maxwell Heaslip & Leonard continues successful auction run

Property Partners Maxwell Heaslip & Leonard enjoyed a successful start to its 2012 auctions last Friday. The spring auction, which brought five properties to the market, was a positive start to the auction year with four of the five properties now sold.

“We were optimistic about the day as we had a favourable response to the properties throughout the past number of weeks at our open viewings,” said Fergal Leonard MIPAV. “At every auction we hold, we aim to have a range of properties to suit different purchasers’ needs and this auction was no exception.”

At 3pm the auction room in the Imperial Hotel was full, with latecomers confined to standing space by the doorway. The day’s proceedings started on a good note with auctioneer James Heaslip informing the floor that the sale had been agreed on the detached property located in Cloon, Claregalway, the previous day. A favourable offer was made and accepted prior to the auction and contracts were exchanged and signed just in advance of the auction, meaning that lot no 2 for the day was deemed sold.

Just as auctioneer James Heaslip was completing his introduction of the properties and allowing time for purchasers to address any final queries to the various solicitors present, he was informed that lot no 4, a two bedroom apartment located at 15 Forster Place, had been sold prior to the auction. Again, a favourable offer was received and accepted on the property and contracts were signed in the Imperial Hotel, immediately before the auction commenced.

With two sales already completed, Heaslip moved on to the floor and brought the first lot of the day to auction, No 5 McDermott Avenue, Mervue. This is a three bedroom semidetached bungalow, located in old Mervue and overlooking a large green. As no bids were received, the property was withdrawn from the market and is now for sale by private treaty.

With lot no 2 already sold, Mr Heaslip moved swiftly on to the third lot of the day, No 112 Renmore Park, a three bedroom semidetached residence with a garage and annex, located in a mature cul-de-sac in the popular Renmore area. The AMV on this property in the run up to the auction was €120,000, which represented excellent value, a fact which was recognised by the bidders on the day. With the opening bid of €105,000, auctioneer James Heaslip was animated in his request for bids and the crowd duly responded, with bidding by the interested parties swiftly moving along until the reserve of €120,000 was reached and the property was on the market for sale. Bidding continued and the hammer was eventually brought down on the property at the sale price of €135,000.

The fifth and final lot of the day was a property located in Cushlecka, Furbo. This detached dormer style home, which is in need of extensive renovation, is situated in a beautiful part of the country where the fresh sea air and idyllic coastline scenery are but two of the benefits. Bidding commenced at €70,000 and auctioneer James Heaslip received 22 bids before seeming the property sold for the AMV of €100,000.

“We are delighted with the success of the day which is the culmination of a campaign spanning the past six weeks when our open viewings commenced,” auctioneer Alan Maxwell said after the event. “In the past year our success rate from auction campaigns, with properties selling either on the auction floor or as a direct result of the auction campaign, runs at approximately 90 per cent.

“The ground work put into the launch of every one of our auction campaigns is the key to our success,” Mr Maxwell added. “We spend a lot of time agreeing the AMV with the vendor and promoting the property so that it gets the optimum amount of exposure. We deal with hundreds of queries for every auction and do our best to facilitate prospective buyers in the run up to the auction.”
