Property Partners Maxwell Heaslip & Leonard launches September bumper auctions

Leading property consultant Property Partners Maxwell Heaslip & Leonard has launched its much anticipated September auctions. The auctions, which will take place in the Imperial Hotel on Friday September 9, will see eight properties being offered to the market, all at very attractive prices.

The latest batch of auctions will see a range of property types going under the hammer in what director Fergal Leonard MIPAV reckons will be the most eclectic mix to be offered to the Galway market for many a year. “We are certainly excited about the properties for sale in this particular auction,” he said this week. “It’s clearly a diverse range of lots, with something to suit all tastes, but the underlying similarities with all the properties is the attractive guide prices.”

The first property to go under the hammer is No 28 Emerson Avenue in Salthill. Part of a long established small residential enclave, No 28 is a spacious four bedroom residence with c1,600sq ft of living accommodation. The house has been recently renovated and decorated, leaving it in pristine condition. James Heaslip MIPAV is dealing with the sale. “It has been a number of years since any properties in Emerson Avenue have come to the market and its exceptional location on a corner site in a cul-de-sac is sure to create interest in what will be a brilliant family home,” he said. “As well as being close to the city centre and all amenities, this is an area which is very family orientated, with many good schools close by, loads of restaurants and cafes, and lots of recreational areas for the kids.” The AMV is a very reasonable €325,000 and Pat Sheehan of Sheehan & Co solicitors, Augustine Court, Galway, is dealing with the carriage of sale.

The second lot to come to the market is at Bunowen, Ballyconneely. This property, a derelict cottage standing on a circa 30 acres site which stretches down to the seashore, is a truly stunning piece of Connemara, the likes of which rarely come to the open market. This sale also includes c40 acres of commonage in the locality. This executor sale in Bunowen will attract those who are seeking a property close to Clifden or Roundstone, and with Connemara Golf Links just a five minute drive away it is a golfer’s dream hideaway. According to Alan Maxwell MRICS MSCSI this is a unique property. “It’s truly a special property,” he said. “It has been a while since anything like this has been offered to the market and we are thrilled to have been entrusted with the sale. No doubt the house is a project but it does offer a chance to the prospective buyer to build a house of their own design which has total privacy.” The AMV for Bunowen has been set at a very attractive €150,000. The solicitor with carriage of sale is Sarah Joyce of James B Joyce & Company, Clifden.

The third offering under the hammer is a large detached bungalow residence in Cashla, Connemara, 35 minutes’ drive west of Galway city. Comprising approximately 2,260sq ft, this fine detached family home, with two large en suite bedrooms in the attic, is situated on circa 0.5 acre with wonderful views overlooking Lough Carrafinla and the Maamturk Mountains. Fergal Leonard, who is taking all enquiries, is very enthusiastic about this property. “The house needs some modernisation, but it’s a bright and spacious property and, being so well priced, it will attract the attention of the astute buyer,” he said. “This location is nearby Radio na Gaeltachta and Carraroe village and is sure to attract much interest locally.” The AMV is €155,000 and the solicitor handling the carriage of sale is Niall Gavigan, Grand Parade, Dublin 6.

Staying in Connemara, the fourth property to be offered for sale is in a spectacular location in Leenane. In an elevated position overlooking Killary Harbour, this partially constructed property has breathtaking views and should appeal to someone looking for a unique aspect. “It is certainly going to be difficult to find a property with an aspect that can compare to this,” said selling agent James Heaslip. “Although the house has some way to go before it’s complete, it is really well priced and our clients are very keen to sell.” The AMV is €50,000 and the solicitor with carriage of sale is Niall Gavigan, Grand Parade, Dublin 6.

The fifth offering to the market is No 112 Renmore Park, a large semidetached residence in a long established development located just five minutes’ drive from Galway city centre. Originally a three bedroom house, the property has been extended to include an adjacent granny flat and a large basement storage area. In need of some modernisation, this spacious property offers a wonderful opportunity for anyone seeking an excellent investment property. “This is a great opportunity to purchase a well located property which has excellent potential as an investment with a very attractive rental yield,” said Alan Maxwell, who is handling all inquiries. “The vendor has priced the property very keenly in order to sell and we think at this kind of money it is a real bargain.” The AMV is €155,000 and Pat Sheehan of Sheehan & Co solicitors, Augustine Court, Galway, will handle the carriage of sale.

Sixth on the list is a large detached family bungalow residence in Tullahill, Loughrea. An architecturally designed home comprising approximately 4,200sq ft, this well presented, owner occupied home has been beautifully maintained and is situated on an elevated site in excess of 0.5 acre with a wonderful aspect that overlooks the countryside. “The combination of having a large and bright open-plan American style family home, on a gorgeous site, along with a very reasonable guide price makes this a very attractive proposition indeed,” said Alan Maxwell. “It is in great condition with wonderful gardens and has a huge amount going for it. With Galway city only 20 minutes down the motorway, it surely will appeal to those seeking a high class home which is easily accessible.” The AMV is an attractive €195,000 and the solicitor handling the carriage of sale is Fidelma Bane, The Plaza, Headford Road, Galway.

The seventh property due to be auctioned is No 60 College Green in Tuam. Part of a recently completed development, this modern three bedroom residence comprises 1,200sq ft and is ready for immediate occupation.

The house has many features including timber floors throughout, extensive tiling, fully fitted Shaker style kitchen, and a generous south facing rear garden. “It’s a terrific chance for a first time buyer to buy a cracking home in a really well presented development,” said selling agent Fergal Leonard. “It is modern, bright, spacious, and with an AMV so attractive, someone really will have an opportunity to get their hands on a bargain.” The AMV is a very reasonable €85,000 and the solicitor with the carriage of sale is Niall Gavigan, Grand Parade, Dublin 6.

The eighth and final property due to go under the hammer is No 12 Beach Avenue, Renmore. Tucked away in a quiet cul-de-sac development, this superb three/four bedroom semidetached home has been totally refurbished and is excellent condition. “An executor sale with a really attractive guide price, in a great location, this is certainly an eye catching proposition,” said James Heaslip. “For the first time buyer, this house has the benefit of being newly refurbished, is wonderfully finished, and is ready to walk into. It’s a real gem.” The AMV is an appealing €160,000 and Yvonne Francis of Emerson & Conway solicitors, Francis Street, will take charge of the carriage of sale.
